I wonder what the long-term plan is for the "apron" part of the lot facing Kirby?  It will have two buildings, the existing Beck's Prime (which I assume is at least presently under separate ownership), and the new small building going up as pictured above, which I think someone said was going to be a restaurant as well.  I wonder if they will stay low-density like that, but perhaps be made into something higher-density in the future?  Or maybe they are planning to keep it like this in order to protect the views of the residents?

 

Also, it was weird looking at the beginning of this thread, seeing a bunch of unrelated posts from 2004 that talked about Christmas, especially since the renderings that replaced the first post were from probably 2014.

Becks Prime, a longtime fast-casual restaurant, has extended its lease at 2902 Kirby Drive for several more decades, according to a press release.

The Houston Chronicle reports the 1,800-square-foot restaurant extended its lease for 40 more years.

But wow, that 40 year lease must have been astronomical to offset the potential value increase.

Very unusual for a ground lease to be extended 40 years. Most likely this is some combination of a 10-20 year lease with multiple 5-year renewal options. So Beck's has 40 years of ground control but isn't boxed in for all that time.

 

Also, this is almost certainly a net lease so taxes would be passed through to the restaurant and not affect the land owner.

I can't believe someone allowed them a 40-year lease! I wonder what the buyout clause is.

Having said that, we love Beck's Prime. It's far and away our favorite burger in this area.

although the price DOES reflect the quality...it kills me to spend almost a good 30 bucks almost every time i go haha...but i will say BY far the best and favorite location is the Augusta one...last night was almost "magical" for lack of a better word with a nice breeze, the fun globe lights hanging from the HUGE 400 year old trees...love that patio and every time i go, i am blown away but how amazing that patio is. (i wonder if they have a super lengthy lease there...i cannot image that location ever closing being so carved into those trees...) It is a true oasis in the concrete jungle that is upper westheimer...

The one on Dairy Ashford has a similar vibe.  Great places for evening dining.
