Marketing materials for 3233 W 11th St indicate 8300 Hempstead Rd may be redeveloped. According to the brochure, the +40 acre property may become a major mixed-use development.

That would be huge. The whole Hempstead corridor inside the loop is bound for massive redevelopment. You can already see it with Sommerset Green and the Intown Homes developments adjacent to this plot. Connectivity is a bit wonky, with all the train tracks and street name changes making it a bit difficult to navigate if you're unfamiliar. But I feel like this area has so much potential to be another quality neighborhood with lots of great amenities.  Fingers crossed the new owners push for the hypothetical MKT to Memorial Park extension. 

A bit wary of the McNair name though. From what I've seen they've promised a lot on prior proposals but have never fully delivered.

Based off recent submissions to the city, the mixed-use development planned for 8300 Hempstead Rd is picking up some steam. This is one of several developments on the boards from McNair Interests.

An application for the abandonment of a street was submitted to the city's Joint Referral Committee recently. MI West Heights (McNair Interests) is the listed applicant.


Below is what the developer submitted:

The owner will provide conditional ROW across the existing structure to remain along Rawls St.

Included in the application for the abandonment of a street are photos of the requested alley abandonment. 

Developer McNair Interests is planning a mixed-use development at 8300 Hempstead Rd. The name of the mixed-use could be West Heights.

Below is the proposed site plan for a mixed-use development from McNair Interests. Possibly named West Heights, the mixed-use will be located at 8300 Hempstead Rd. It was previously occupied by Baker Concrete Construction.

The site plan is included in the application for the abandonment of a street.

In the proposed site plan are the following plans for West Heights:

  • Two multifamily housing
  • Retail
  • Office
  • Hotel


The proposed site plan indicates possible plans for a traffic signal at W 11th St. There is also another proposed on Hempstead in place of Kansas St. 

Additionally, developers are proposing public access easement on Rawls St.

At least two existing structures will remain and redeveloped. One is a warehouse at 8340 Hempstead Rd. The other is the warehouse at Eureka St and Rawls St.

Last year, McNair Interests hinted of additional plans for the Timbergrove / Lazybrook area. In an article announcing their multifamily development at 3001 W 11th St, McNair Interests had this to say:


"We look forward to adding this premier multifamily community (3001 W 11th St) to our development projects planned for Houston’s West Heights."... "We look forward to being part of the growing West Heights neighborhoods and hope to be announcing more plans soon," [Drew] Steffen said.

The west Heights region will be a new area of focus for McNair Interests...

It appears the plans McNair Interests hinted in the Houston Chronicle article is for its proposed mixed-use development at 8300 Hempstead Rd. Perhaps McNair Interests is partnering with Cockrell Interests for the West Heights mixed-use development as well.

McNair Interests' request for a street abandonment was approved earlier this week.

The private investment and real estate development firm is planning a mixed-use 8300 Hempstead Rd. Baker Concrete Construction previously occupied the property. McNair Interests' mixed-use development may possibly go by the name West Heights. 

McNair Interests is also working on a multifamily development nearby at 3001 W 11th St

Seems a bit premature on @Highrise Tower's part to move this topic out of The Heights forum and to the Going Up forum. There have been ongoing discussions about a possible mixed-use here, but until there is official word, perhaps this should be moved back to The Heights forum? Also, we're not sure what the name of this development is. It's why I didn't include it as the title in the first place because we don't know for certain. Maybe wait for an official press release before renaming the topic?

If McNair Interests does plan to redevelop this property to a mixed-use, it's probably years away. My understanding of topics being placed in Going Up is if something is moving forward or has broken ground. Perhaps a moderator can further enlighten me on this further, if possible?

As mentioned in the topic for Lenox Timbergrove (located at 2825 W 11th St), McNair Interests announced this week the ground breaking of a forthcoming multifamily development at 3001 W 11th St. In the announcement, the company once again hints at plans for a proposed mixed-use development.

The proposed mixed-use development is slated for 8300 Hempstead Road. It the site which was occupied by Baker Concrete Construction.


Below is an excerpt from Houston Business Journal about the 8300 Hempstead Rd property. It was published today:

McNair Interests said it views the new apartment project as a catalyst for future development on the nearly 40 acres the company owns in the area. The company said future development phases will likely make use of existing buildings in the area, including steel-frame factories dating back to the 1920s.

It'd need to be pretty much a whole self-contained/self-sustaining community, though. The street "grid" between I-10 and Hempstead is pretty non-functional.
