According to the listing, the building is three stories, with an upstairs apartment. Details from the listing: "The property is located in downtown Houston. Previously used as restaurant. All Furniture, Fixtures & Equipment are included. Upstairs apartment. Walking distance to George Brown Convention center. Frontage to Freeway 69, within East Downtown district." A night club by the name Society (also goes by Society Kitchen + Kocktails) is opening here. News of the club was announced last year. The estimated opening was fall 2022, but the timeline has been pushed to spring 2023. I think this is from the same operators of nearby night club Culture at 2020 Leeland. In addition to a night club and lounge, Society will also operate as a restaurant. More from Society's Instagram bio: "2 leveled bijou posh lounge. There aren't many clear stills from the video, most are blurry. Well... clearly not. The phrase "under eminent domain" doesn't really have any meaning. The property belongs to the property owner until title is transferred to the state and the property owner is free to do with it as he/she pleases (subject to other laws and regulations, yadda yadda yadda...) until title is transferred. For the I-45 project, TXDoT has already made some scattered acquisitions without using eminent domain (such as the 3 blocks down on Chartres, only one of which has been demolished, last I checked). I don't know if they have been making other offers in the corridor or not, but I'm pretty sure they have not yet exercised the power of eminent domain anywhere on the route or started any condemnation proceedings. There is no figurative veil that they put over a property causing it to be "under eminent domain" and therefore keeping property owners from making improvements or using it as they please. It's pretty much impossible to lease something on the West side of St Emmanuel due to the looming TXDOT shadow. Glad to see something happen here, even if its short term in nature.
