Nice stereotyping. Try driving down Mason sometime. You'll find a pretty wide variety of small family-owned restaurants tucked into the little strip centers there.

This has become a great area for grocery stores. In addition to Trader Joe's, we've got Whole Foods, Sprouts, the big HEB, and the new Kroger Signature all within a couple of miles. I need to start cooking more.

Six office buildings are under construction in Katy totaling 700k SF, and 12 buildings aggregating 1.5M SF are in planning. LaCenterra, which offers Grand Parkway frontage and signage (that's suddenly a significant appeal, says Louann) is also upping its office game and targeting larger tenants, with a 125k SF office tower planned to break ground in Q2 '15 (rendered here). It'll be the fourth and final phase of LaCenterra, and Louann tells us its 25k SF floorplates will appeal to larger users. (Or small users who like to stretch their legs.)

LaCenterra's first phase of office—90k SF—leased up very quickly and Phase 3 (36k SF) delivered Nov. 1 with 43% pre-leased to Regus and Cook Realty Group. (In this recent construction photo, Phase 3 is the white roof.) Notably, the phase's 36k SF of retail includes Katy's first Trader Joe's. CBRE's Elliott Hirshfeld and Mike Kay repped Regus, and Keller Williams' Les Stretch repped Cook.

Is the office building/Phase IV still happening (the grassy area in that picture)? Guessing it's been postponed like most other stuff in this current economic environment, but I haven't heard anything one way or another.

KATY, Texas – (Realty News Report) – LaCenterra at Cinco Ranch, a 400,000-SF mixed-use center on the west side of Houston has been ranked No. 6  in Chain Store Age’s Top 10 Retail Experiences of 2021 in the United States.

Chain Store Age, a major trade publication focused on retailing, is evaluating and ranking “physical retail’s most engaging centers.”

LaCenterra, which was acquired by Poag Shopping Centers in 2017, is “an outdoor center with incredible space, a wide variety of stores and restaurants, a public park, and a clock tower,” Chain Store Age said.

Purchases made at Ikea Katy can also be transported to a customer’s home, but customers will not be able to purchase furniture and take it home with them the same day."
