Or will it be as if those years spent open to the elements never happened? I know for sure I would not want to live there. How is this legal and how the hell does this pass inspection? Ross
Perhaps some anonymous letters with pictures sent to new residents might be in order, once these sell.
hindesky
I wonder if the seller has to disclose all the damage that was repaired when they sell? Nothing is being done with the two townhomes on W. Pierce.

hindesky
Haven't noticed any further work on these 3 and absolutely nothing to the 2 on the other street.
hindesky
Talked with a neighbor who lives directly across from these 2. He said these have changed hands multiple times and are for sale at $540,000 as is. The 3 on Stanford St. just sit rotting away again, he said one support column is leaning again. 1

Think of it as an investment. Someone could buy it for $540k, make some improvements, and sell for maybe $400k. If they're lucky. To me, it looks like lot value, minus the cost of removing the debris... I mean, house.
hindesky
Rotting away once again. City should condemn them and make the developer tear them down.
hindesky
All 5 are for sale at insane prices. They should be demolished, one would have to spend double the asking price just to rehab them in order to be livable. Looks like the developer or the builder is trying to recoup their losses. I wonder if there is still a lawsuit with them? https://luxelyre.com/properties

mkultra25
Saw a post on Nextdoor about this. I don't think many of the commenters there were fully aware of the history of these properties, but most of them seem to realize that buying one wouldn't end well. hindesky
Slapping more lipstick on the pigs. As @HoustonMidtown posted a new owner seems to have purchased these 3 back on 7/10/23. Contractor is placing new sheetrock inside. I feel so sorry for whoever gets conned in to buying this moldy rotten wood money pit. Half of that is land value for 1413 Stanford, but yeah, the other two definitely got ripped off.
rechlin
Looks like they cut the number of windows in half on the front of 1413 while changing from wood to stucco. They definitely took the budget route when repairing it.
