I am sure this is somewhere on the going up, but I couldn't find it. Does anyone know how tall the new complex will be?

I would guess Avalon Diner will be next to go.

That's wild. The collective knowledge on HAIF is really impressive.

New story on The Chronicle: 1960s River Oaks strip center to be replaced by luxury apartments (houstonchronicle.com)

"The Dallas-based developer is turning its sights to River Oaks-Upper Kirby with a 12-story luxury apartment project replacing a 1960s-era strip center.

High Street Residential, a subsidiary of real estate firm Trammell Crow Co., recently took control of a 1.7-acre site at 2311 Westheimer, where it plans to build 209 apartments and a 2,900-square-foot ground floor cafe.

The 12-story upscale apartments will feature 209 spacious units near the Upper Kirby/ River Oaks neighborhoods.

In leasing materials for 2415 Westheimer (the site of the strip center Town West Center), a rendering of Residences on Westheimer /  River Oaks at Westheimer is depicted across the street from the proposed mixed-use. It's the building to the left.

Residences on Westheimer / River Oaks at Westheimer is a residential development under construction at 3211 Westheimer Rd.

In marketing materials for  2415 Westheimer (the site of the strip center Town West Center), another rendering of Residences on Westheimer /  River Oaks at Westheimer (R.O.W.) is depicted.  The rendering of R.O.W. shows Luckin Coffee on the ground level. It's a coffeehouse chain from China. It's possible it was included as some sort of retail mockup to market the proposed mixed-use at 2415 Westheimer.

High Street Residential, a subsidiary of real estate firm Trammell Crow Co., recently took control of a 1.7-acre site at 2311 Westheimer, where it plans to build 209 apartments and a 2,900-square-foot ground floor cafe. The project is planned for the site of the former Antique Pavilion east of Kirby, near French restaurant a’Bouzy and the French Gourmet Bakery.

High Street enlisted two Houston companies, architecture firm Ziegler Cooper and interior design firm Rottet Studio, to help envision a new life for the property. Rottet Studio has worked on well-known communities such as La Colombe d’Or., while Ziegler Cooper has a roster of projects including High Street's recent Parkside Residences, a 43-story tower near Discovery Green.

At River Oaks on Westheimer, Ziegler’s team worked to give the smaller project an intimate feel befitting the scale of the garden district neighborhood, with elements such as a residential lobby overlooking a private garden space and an entry surrounded by colorful landscaping, Scott Ziegler, principal at the firm, said in an email."

Is this a name change? Has it gone from "Residences on Westheimer", to "River Oaks on Westheimer"? At least they can keep all their "ROW" letterheads.🙃

I'm surprised the River Oaks Condos don't sue for name infringement (or whatever lawyers call that). 🤪

It seems the name of this apartment development has changed once again.

Recent leasing material indicate this luxury apartment development is now going by the name Rone or Rone Residences.

Initially, this was named Residences on Westheimer. In a distributed press release last year, the apartments were referred to as River Oaks on Westheimer.

Rone Residences is a residential development from High Street Residential. The developer is a residential subsidiary of Trammell Crow Company. 2311 Westheimer Rd is the apartment's address.

A site plan for the ground level at Rone Residences is included in recently published retail leasing materials. It appears to be the same as the one Paco Jones shared in 2022. However, the site plan in the leasing brochure has labels.

  • Retail is slated for the corner of Revere St and Westheimer Rd

  • Next to the retail unit is a retail concourse

  • Shown on the apartment's first level is the lobby, a seating lounge and study, fitness center, pet spa, and a dog park

  • On-site retail and visitor parking is located in the back with the entrance on Cameron St

Last week, High Street Residential published a press release on the topping out of Rone Residences. Previously known as Residences on Westheimer and River Oaks on Westheimer, the 12-story apartment building is located at 2311 Westheimer.

High Street Residential (HSR), the residential subsidiary of Trammell Crow Company, and JV Partner Daiwa House Industry Co. Ltd. topped out construction at Rone Residences, a 12-story multifamily community located in Houston’s River Oaks/Upper Kirby neighborhood. The JV broke ground on the 209-unit project in January of 2023 and is on schedule to deliver the first units during the first quarter of 2025.

I'm always curious about how buildings are named.  Nothing came up in my dictionaries for "Rone," so I tried the Wikimopedia:

Rone is the nom de plume of Tyrone Wright, a street artist.
Rone may also refer to:
Rone (musician), French music producer and artist, born Erwan Castex
Rone, Gotland, a settlement in Sweden
8680 Rone, a main-belt asteroid
Rone, a Scottish word for a gutter downpipe

Since we're Space City, let's go with the asteroid.

Houston Business Journal published an article about the top out of Rone Residences at 2311 Westheimer Rd. The article is mostly a rehash from the press release.

There is one detail about the luxury apartment building that's news to me (although this may be old news):

The pool deck will have a 75-foot lap pool and a separate cold plunge pool.

https://www.bizjournals.com/houston/news/2024/04/09/high-street-residential-rone-residences-apartments.html

While the news of the pool has been reported before, I don't recall reading anything regarding the length and the addition of a cold plunge pool.
