Texasota
There are some really great floor plans there, and a couple really terrible ones. Always happy to see more smallish units coming online though. Also very curious about the... interior-facing townhouses?
Montrose1100
The parking lot is gravel but it's a cool building and a unique opportunity if you're renting in the area..

samagon
is this what it really costs for an efficiency? no wonder people are buying houses.

"Yes" in that my mortgage payments are a quarter of what a similar sqft apartment runs right across the street from me (Forth at Navigation). "No" in that this is way overpriced. An efficiency at Forth, which is by all definitions a luxury apartment building, prices a larger and better stocked efficiency at less than $300/m more than this floor plan: On 5/24/2021 at 4:48 PM, jermh said:
Texasota
Uh, $300 is a big difference.

Without a doubt, but when the comp is $300 for a nicer building, nicer amenities, nicer appliances, nicer location, etc., it's not that much. Again, I completely understand that $300/m is a lot of money, but the two buildings are completely incomparable and the price does not reflect that. Texasota
Eh, knowing that a 510sf studio with one window at Forth goes for over $1500 and a similar size studio with multiple windows on two walls goes for hundreds less here actually makes me feel better about these prices. samagon
I guess I hadn't looked at apartment rates in a long time. I need to invest in a REIT.

HoustonMidtown
Did a tour of the building last night - they plan to start pre-leasing any day now with move-ins starting in August Basement level units will have egress windows New elevator (this is where the pulpit used to be) Units above what used to be the gymnasium - units on the ground level still have the original (refinished) gym floor In the sanctuary, they built a "building within a building" as they call it... A few 3-story loft units Edited June 2, 2021 by HoustonMidtown

Yikes. Some of the units look amazing and others would with cohesive or light colored dry wall. Having flashback cringe to the first time I saw the indoor malls of themed hotels in Las Vegas (Paris/Venetian). Or like a bomb shelter meant to replicate the surface. Hoping the finishing touches justify the rents.
ljchou
The indoor exterior siding is just so bad.
Texasota
I like the mix of new drywall with old surface on the unit interiors, but the exterior siding on the units in the sanctuary is not great. It should have been metal or something with a better feel, or a completely different approach, but the crappy hardiboard as effectively an interior finish just looks cheap.
