COVID recession puts damper on large construction projects

Before COVID-19 hit and the economy tanked, Houston Methodist Hospital was well along in its plans to expand downtown. Centennial Tower is a $700 million-plus project to serve more patients.

“The day that I had to call the architects and the engineers and the general contractor back in March and tell him we’re gonna put this on hold, that was a hard call,” said Sid Sanders, senior vice president for design, construction and real estate at Houston Methodist.

“Centennial is over a million square feet,” he said. “It’s going to be somewhere around 30 floors. It will probably peak out with close to 1,000 people on that job site during the peak of construction.”

Sanders said he’s hoping to get started on building the Centennial Tower in the first part of 2022 — about a year later than first planned.

Leadership Series: Sid Sanders, Houston Methodist

Sid Sanders is no stranger to billion-dollar capital projects. The Senior Vice President for Construction, Facilities, Design & Real Estate Management at Houston Methodist is currently responsible for a $4.5 billion capital construction program. Prior to his role at Methodist, he ran a $7 billion capital program for the UT System.

This building had to tie into five other buildings at 15 specific locations on seven different levels, so the construction manager used state-of-the-art scanning technology to pick up millions of data points. Then, we imported those scans into the building information model of Walter Tower to work out the details of how to connect to all those buildings. Now, we’re kicking off Tower 2, which will probably be bigger, and we’ll take with us the lessons we learned from this project.

This seems very expensive! I'm guessing it's going to have a very nice mass to have such a square footage. Should be a great addition to the skyline!

  • The title was changed to Centennial Tower: 29-Story Hospital For TMC

Agreed that this is certainly an improvement to much of the architecture around the TMC, particularly for the big hospitals.   How is this 28 floors?  I count at most 22/23 - making an assumption the taller level atop the podium is a single floor.
