why does it seem like its pulling teeth to get ground level retail in Midtown. They only build these luxury condos and apartments with no special walkable amentites.

First and foremost, retail rents in Midtown kind of suck. Also: operating costs on mixed-use projects are slightly higher; the tight spacial layout can make receiving of shipments or output of trash a chore; and specialist developers of apartments or retail aren't comfortable with the other land uses.

Here's a pic of the new retail place that went in next to Coffee Groundz and across the street from CityPlace.

you have to admit, the place is going to have totally awesome coverage, depending on what service you use.

Overall, I think they did quite well building around it.

I definitely agree - even sans retail I think the place is an improvement nonetheless...now if the rent was just "slightly" lower I could move in :)

Hopefully 2011 and 2012 bring some nice residential infill to Houston's inner loop...

"Hines will probably be looking closely at “infill” locations such as “inside the Loop” in Houston, Baughn says. Finding sites where old, small commercial buildings can be torn down to render a prime apartment location will be a priority for Hines.

Expect to see Hines developing four-story apartments with parking garages in urban locations, as opposed to two-story garden apartments on far-flung suburban land."

Has Hines ever done a garage wrap around apartments before? If not, I'm anxious to see how well they do this.

What the heck is the "Dallas Design District"....in no way am I trying to start a Dallas vs. Houston argument...but I'd much rather live in an area called Uptown/Downtown/Midtown/etc...

Design district in Dallas is just west of i-35 and is pretty much just 2 streets, Oak Lawn and Hi-Line. There are a bunch of furniture shops, interior decorating type things, and some people have art shops in there. I has a kind of weird feel IMO. The buildings are all warehouse-esque and basically the same thing over and over again. Hi-line is a blvd where most of these shops are.

Design district in Dallas is just west of i-35 and is pretty much just 2 streets, Oak Lawn and Hi-Line.
