Nassau Bay Town Square Mixed-Use Development

While looking at the map on this announcement, for some reason I can't quite put my finger on the place, except perhaps where maybe where that old hotel is at and such.

here is the article and map.

It should be interesting to see what the final plans show.

I think its these low rise office buildings here. The two twins fronting Nasa 1 and then several buildings on space park.

and then more if it goes all the way from Upper bay rd to nassau bay dr. but i don't guess they sold city hall.

I didn't get the sense that plans are set in stone, but the vision that they've laid out would require structured parking. If the apartment density is 20 units per acre, which is about as dense as Class A gets before going midrise, then that's fifteen acres, or more than half of their total site. With retail, count on at least two or three times as much land used for service parking or loading docks than is used by the building footprint; don't expect them to go with structured parking for the retail. If they have 100,000sf of leaseable space some of it for pad sites, expect 400,000sf (9 acres) of land allocated to retail use.

Office and hotel space and parking that serves it can be squeezed in through a lot of different configurations, so it is harder to say, but if all they had to work with was about 3 acres, which would be all that's left over if everything else is low- or medium-density, then they'd each have to go very tall. Alternatively, the apartments might go midrise and provide the office and hotel users more flexibility. But that gives you a very general and imprecise idea of what is possible on the site.

That may or may not mean much. It doesn't look like these buildings (Gemini I to XII) are more than about two or three stories to begin with.

Well if they want to change the zoning laws there, then it would be an indication that nassau bay wishes to support the development.

thank you for the information, I do not know the area well, but this seems to fit more ideally than a high rise would, but cporrect me otherwise.

there used ot be a 10 story (or so) hotel across the street which has since been "upgraded" to a CVS.

The Griffin plan envisions demolition of the existing buildings and construction of a new mixed use development with retail, office, residential, and hotel/hospitality products. The built-out value is expected to be in excess of $150 million. There will be ample green and public spaces in the development.

Musicman is right again.

And yes there was a multi story hotel on that site years ago. I remember it well because NBC had the top east room rented (or reserved) full time during the Gemini (lunar) space flights. Their logo was in that top window for years, even into the 70's.

Martin Fein Interests Ltd. broke ground last week on 313 apartments in the previously-announced Nassau Bay Town Square project.

Site work on streets and utilities in Nassau Bay Town Square is expected to be finished in March. Construction of the retail portion will follow in the second quarter.

First announced in April 2007, the new development replaced a dozen older office buildings that sat across from the entrance of NASA

Retailers lining up at Nassau Bay Town Square

Hip to be Square: Houston-based development firm Griffin Partners isn’t letting a tough economy slow progress at Nassau Bay Town Square, a 31-acre development at the intersection of NASA Parkway and Saturn Lane.

The development, which will include 73,000 square feet of retail space, already has attracted Five Guys Burgers and Fries, Verizon and Baker St. Pub.

All have signed leases.

Also, a wine bar, an eatery specializing in hot wings and a fast-casual Mexican restaurant all have signed letters of intent to move into development, reports the Bay Area Houston Economic Partnership.

Besides retail, Nassau Bay Town Square will include multifamily residential developments, a 200-room hotel, conference center and three office buildings.

A 313-unit apartment complex already is under construction at the development.

“That’s pretty nice when you look at the current state of the economy, they’re still moving forward,” Nassau Bay city manager Chris Reed said.

Streets for the development are expected to be complete in about a month, with retail construction beginning soon after, the partnership reports.
