  5. More like the least bad option that the prior administration left them with. If you keep the old library and drop the new one, they probably end up with wasted costs with the obligations to the landlord at the new location. If they go forward with the move and abandon the old location, they lose ownership of a beautiful building (that, FWIW, prior administrations failed to maintain). Also important to note HPL is going forward with the new Acres Homes Regional Library (the "pause in construction" of which was earlier exaggerated; Apparently no construction had started. Design work had not even started). They also plan to keep the current Acres Homes neighborhood library open after the regional library is completed.

  12. Pretty close. As I said, it is essentially in accordance with the 2025 master plan, of which you have provided a rendering (thank you). But not exactly. At least per the description I saw, they do not now plan for the convention center expansion to replace the Hilton/GRB South garage, as is depicted in this rendering. (But they may be thinking of altering it, to allow for extension of Avenida de las Americas. . . )
  13. I don’t see how it interferes with Hamilton or the plans for it in connection with the NHHIP. FWIW, the Phase I plan is essentially what was set out in the GRB 2025 Master Plan, published several years ago (I believe it was in 20011).
  14. To be clear, all property, both real and personal will continue to be taxed based on its monetary value. Galveston County (and other counties in Texas) sometimes value some businesses such as hotels using the income method. If the income method is used, it covers both real and personal property, and both are taxed on one "account", with the tax based on the assessed monetary value, as established by the income method (basically deriving the propety's value by discounting the income generated by the property). If the income method of valuation is not used, then the real property and personal property are taxed in separate accounts, both being based on their monetary value, as established by whatever method is used.

I found some information about the plans for the GRB Transformation Project: Phase I is the development of an addition to the existing GRB to be constructed on all or parts of Blocks 287 (the block where The Rustic is currently located), Block 309 (the block south of The Rustic; currently surface parking), and Block 310 (the block south of the current Hilton/GRB parking garage and across Jackson to the east of Toyota Center; also currently surface parking). The addition will be connected to the current GRB above polk Avenue. They also presently anticipate extending Avenida de las Americas to the south and may include the construction and relocation of parking facilities (the Hilton/GRB South garage would stand in the way of extending Avenida de las Americas south of Polk Ave). Phase I of the GRB Transformation Project is anticipated to be completed in the second quarter of 2028. Phase II (which may occur concurrently with Phase I) will be modifications and improvements to the existing GRB. They also plan a "District Transformation Project" in conjunction with the GRB Transformation to foster development of land near the GRB with entertainment venues and mixed use developments, etc . Details to be determined, but this also includes coordinating infrastructure work with TXDOT

  18. Where are you coming up with the idea that Galveston (and it's the county, not the city) has proposed to collect taxes based on the amount of money (income) received from rentals? That is not the case. It is a tax on property used in a business and it is based on the property's value. Not based on income (not an income tax). Not based on sales (not a sales tax). It is based entirely on the property's value (property tax). I presume you have gotten confused by the mention of the "income approach to valuation". The income approach is just one appraisal method for establishing a property's value. The tax is still on the value that is established using the valuation approach; the tax is not on the income. Other standard valuation method's include: Sales Comparison Approach; Cost Approach.

  20. More info. The entrance to Punch Line will be where the HOB restaurant entrance was (not Foundation Room, which is still also a restaurant) (1204 Caroline, to be exact; the address included in Amlaham's map link). Construction/remodeling is evident when one walks by.
  21. But there are no aspects similar to an income tax, the tax due is not based on the actual rent billed by landlords and it is not similar to a sales tax. It is property tax on property used in a business. Pure and simple. Such property has always been taxable (or at least for as long as we've been taxing property in Texas).
  22. Can we try to not let politics infect every thread in this forum? Please? AFAIK, neither Greg Abbott nor the State of Texas has had anything to do with the Fort Worth Juneteenth Museum. FWIW, as far as I can tell, the "National" designation of the so-called "National Juneteenth Museum" is self-proclaimed (very much like DFW to do that). Galveston should name their's either the Texas Juneteenth Museum or the International Juneteenth Museum. 😉
