  1. That's one of the benefits of urban density. You can get mediocre coffee at multiple locations without needing a car.
  2. Absolutely, screw inconvenient economic realitites. Let's build something really big that we don't have any tenants for! Oh...wait....didn't they do that in Dubai...
  3. Good to hear and best of luck reaching your goal. This looks like a great addition to the arts scene in the city. How close are you guys to raising the money that you need?
  4. http://houston.culturemap.com/newsdetail/03-04-11-the-weather-isnt-the-only-thing-heating-up-in-houston-citycentre-continues-to-explode/ New article gives details of residential occupancy rates at CityCentre The Domain, a 370-unit luxury apartment complex that anchors the southeast corner of the complex, is 97 percent leased. Ninety four percent of the 250 lofts have been leased, four of the five upscale brownstones have been sold, and three more are under construction, with 33 more planned.
  5. Yes - when you exit from I-10, you can look straight into the practice rooms while you're at the stoplight. They have barres mounted against the windows. I think it's a brilliant way to advertise the ballet and a great visual reminder of the cities' commitment to the arts.
  6. I drove by this building on Thursday night and there were several performers warming up in the practice rooms. Very cool..
  7. I agree - this is all about the team and the lack of history. If you look at facilities, then there's no way Lambeau is even close to the top. Create some memories and it gets ranked much higher.
  8. Another suggestion. Discovery Green and Market Square Park have both been updated with great success. What downtown public space should be next?
  9. Since it seems that there is general support for the current state of Market Square Park, is the poll still relevant or can it be removed? (or do we need to have a poll on whether the poll should be removed?)
  10. It's not out of the question that the Astros will make the World Series either. Both are just...unlikely.
  11. I think that these were relatively solid moves. Let's face it. This team wasn't going to make the playoffs anyway and Battier is really much more valuable to a contending team than he is on a mediocre team. I like Brooks, but I think that he's better as a Nate Robinson type, coming off the bench and providing a scoring burst, than as a true point guard. This team is better off with Dragic backing up Lowry. I don't think Thabeet ever becomes a scorer, but he certainly has the capability to be an impact player on defense. It's a good risk and if it doesn't pay off, those guys weren't going to take this team to the next level anyway.
  12. George Bush Park is built in a similar fashion. It floods once or twice a year and doesn't appear to have any significant impact on the landscaping.
  13. Does this mean that we came move this from "Going Up!" into "Beaten to Death"?
  14. Far out is entirely relative. You guys are looking at this from the perspective of being "inside the loop", and no disrespect intended, but the inside the loop population is a reasonably small percentage of the overall population of the Houston Metro Area and even of the City of Houston. The most recent estimate of the inside the loop population of Houston that I could find is 600,000. (I can't vouch for the accuracy of that number, but it appears to be in the ballpark). Assuming that number is at least reasonably correct, that makes the inside the loop population approx 26% of the population of the city and only about 10% of the population of the metro. The population density in the Memorial area is also comparable to the density of many areas inside the loop. I also have difficulty accepting that it isn't connected. This complex is directly connected to Town & Country and there are no barriers to walking between the two centers. Not to mention that this is located at the intersection of two different highways. This is a diverse city that does not have a single center point. Everywhere is far for most people.
  15. All of the area listed is part of the Houston metro area if not part of the city and is all well to the west (including NW and SW) of the loop. Additionally, City Centre is within minutes of three of the major employment centers in the city (Memorial City, Westchase, and the Energy Corridor). Dismissing it as being "so far out" is just as inaccurate as calling it the "center of the city". My opinion is that this is the most successful mixed-use urban development in Houston. Comments?
  16. I'm using the definition of the West Houston Association - http://www.westhouston.org/ If you look at the map, it's basically Memorial City and West.
  17. The articles seem much more focused on the two blocks that the hotel would actually be built on which sounds much more realistic.
  18. And our football team is in the South (along with Indianapolis)
  19. Was told today that Phase I is 100% leased for retail and that intent is to break ground on Phase II in January.
  20. You won't find any proof because "demographic center" is a vague marketing phrase. You need to be able to define what it means before you can prove it. Further, not sure why you choose to call it "Shitty Centre" when you admitted earlier that you've never visited it. Since it's clearly not worth your time to drive 15 minutes, let me assure you that "Shitty Centre" is everything that you hope that West Ave, Regent Square, and other pending inside the loop developments hope to be when they grow up.
  21. Cy-Fair and Ft. Bend are both areas that are west of the center and yes, I would say that Katy, Cy-Fair, and Ft. Bend are growing faster than the other areas that you have listed (w/ the possible exception of Pearland).
