  3. I understand your personal choice and appreciate that. Still doesn't explain to me why there shouldn't be construction in the Energy Corridor. Many people choose to live outside the loop. Many companies choose to locate their facilities close to those people. Sounds like a win-win to me.
  4. Yes, I would consider building a 20 store building in the location considered best as the free market acting. BTW, the development of the Energy Corridor predates the widening of the Katy Freeway. (BP built a 20 story building there in 1992), so I'm not sure that I understand the relevance of your post. Shame on us for allowing people to live and work where they want!
  5. The second part of your comment is pretty accurate. It seems to me that almost all of the significant office construction is occurring outside the loop at the moment.
  6. Is just me or does it feel like Grand Parkway construction moved into high gear immediately after Exxon started construction of their campus? Sounds like the timeline for completion of the half circle from Sugarland to Kingwood is on about the same timeline that they are.

  8. I think that they would really benefit by some development on the parking lots down Dallas towards the Hilton. Has anybody heard anything about potential development in that area?
  9. I've been to HP a couple of times during the last few months to go to concerts at the House of Blues and I agree that it's pretty stale. It's never reached a high enough occupancy rate to really become a destination. The first floor is ok, and the eastern end of the third floor has some good places, but the second floor is a ghost town.

  12. I don't think that low interest in this project is particularly surprising. The majority of the people on this forum have high interest in construction that occur in Downtown/Midtown and the immediate areas surrounding. TMC has been booming for years now, but that construction has never generated high post counts either.

There's planned to be a 20- to 30-story residential tower on that neighboring site by an Atlanta developer.

  15. I just want to make sure that I've got this right - 8 new buildings - 1.4 m sq ft - LEEDS certified w/ retail - bland and boring. Is it the project or the location that you guys consider bland and boring? My guess is that this group would be collectively hyperventilating if this was being built inside the loop.

  17. Isn't that pretty much what the bizjournal article implied? They're opening one more restaurant and "that will be the last one to open for a long time". Since they have 35% of their space still open, I would think that would imply more retail going in. Retail openings have been slow everywhere.
  18. I don't have an issue with any of the individual stores. My point is related to the overall mix of stores. My concern is that they are not creating an overall shopping experience and that is exactly what this kind of layout should drive. You have a couple of individual stores that may be a destination, but you don't have a mix of stores that encourage further shopping. You may come to the center to buy custom clothing, but are you then going to get your haircut and buy a new stereo while you're there? On the plus side, I think that the restaurant mix is really good so far.
  19. Understood. Excepting Tootsies - look at the lineup. Two salons, an audio store, and a men's custom clothing shop. Fine for residents that are in the top 1%, but isn't going to bring much foot traffic. I give Bang & Olufsen eight months before they relocate.
