  2. You need to visit any of the NYC threads on SSP to find more incredible. There are at least half a dozen supertalls going up - the tallest being the Nordstrom Tower, which is a foot shorter than 1WTC. The skyline looks nothing like what we remember back in 2001.   3. There is a launch pad going in down near Brownsville. They already expect to launch over the Gulf (at least that's what the EIS said). Bolivar would be redundant. When they make the launch vehicles capable of taking off horizontally, that will put Ellington in the game.
  4. So a water feature in front of the stage? Fort Worth has a spot on Panther Island that has a water feature between the audience and the stage. It's called the Trinity River.
  5. It's the new normal for Houston. DC apartments are already getting that much in rent for a 1 b.r. Don't expect the oil bust to change that dynamic much.

  7. There are moves in Congress to limit the EB-5s, so there could be a land rush for any remaining opportunities before the law changes. Houston needs to get some of the action that New York and Miami are getting. But I suspect that is a function of how well the city is known overseas.

  9. 94% is the average for the entire Houston metro area, so OPP is right in line.
  10. The average Class A luxury apartment in Houston is fetching about $2,800 a month for a unit the size of the Connery. I think 2929 is getting almost $4,000 a month for some of the 2-2s. However, the HOA assessments are insane (unless they pay for water, electric and trash). The number also leaves out the mortgage insurance, which I'm sure is $100-200 or up, unless you boost your down payment to 20%, or $100,000. So the net price may be a wash if you factor in the tax savings. We'll know for certain if some of the purchasers turn around and rent out their condos. Also, I would only recommend ARMs for those with strong constitutions. Anyone who remembers back to 2008 knows those are what wrecked the economy.
  11. That actually has happened. If you look at the census numbers, Dallas is one PMSA and Fort Worth is another. The same theory suggests Brazoria and Galveston will become separate PMSAs within the Houston MSA.
  12. In 1980, Houston was bigger than Dallas and Fort Worth combined. The bust changed all that.

  15. Is Cannino's what became of Houston's original Farmer's Market from the '70s? I remember my parents and their friends would go co-op on bulk orders of produce from that market, then split them up later.
  16. Incidentally, the city of San Francisco is seeing its own examples of shortages these days. I'm not talking about water; it seems the last West Coast dockworkers' strike has dried up the supply of window glass, although what that reveals is too much reliance on China for building materials.
