  1. Also, the Memorial City project is currently under. And what we see right now is only a part of the $700 million project. Houston-development, have you hear anything about the 2727 Kirby Project. The website is nice, but Orion had a good one too. Any rumors or feelings about his project. There is also the proposed mix-used development across Kirby on the River Oaks Tennis club place.
  2. This is no different than any high-rise development around the country. Some places the demand is so high (like Vegas and Miami) that they are being build left and right and there is know problems selling all the units. Just selling the bare minimum here doesn't always work out. That concrete cost is not just impacting this kind of construction. It is hitting highway construction fairly hard too. I thought this project was on a more sound footing than Shamrock. To some extent it was, but things always don't work out.
  3. Proposals are a dime a dozen. Construction is the elusive goal that is not always plentiful. I might be so wild as guess for every condo tower that exists in this city there have been 5 or 6 proposed. Maybe more.
  4. This may be a little divergent, but what is the dry area of the Heights? Is this link to some old city ordinance or deed restrictions? Just curious.

  7. Seems to be the case sometimes. I guess the architect has a vision and the developer turns it into another reality.
  8. There are several areas that have some of the similarities of the French Quarter, but the big difference is that Houston has much larger streets. French Quarter streets are minimal will room for parking on one side and driving on the other. Some may be three cars wide. The is also true throughout the many older parts of New Orleans.
  9. Does anyone know if this will be a regular Target or a SuperTarget? Maybe if it is a Super Target it may give the 11th St Kroger some Competition.
  10. The Walmart on Dunvale is the same way. And sometimes I feel like I left the USA when going there. The one time I went to the Meyer Park Wal-Mart I was disgusted by the workers and the attitudes of the customers. This isn't similar to other Wal-Marts I've been. I haven't been to a Wal-Mart in over two years and it's NOT by choice, it's just because the nearest ones to where I'm at in Cottage Grove (TC-Jester at I-10) is either the neighborhood one on Long Point at Wirt or the Meyer Park Wal-Mart. I end up just going to Kroger for Groceries on 11th and Target at San Felipe for other items. That'll change when the Sawyer Village Target opens next year.
  11. Brewpub in the loop would be Two Rows in the Village Arcade on Kirby at University in the Village.
  12. Who knows, Wal-Mart might consolidate their two stores into one in the future. But the neighborhood one I didn't know about. Seems Wal-mart will save cost by leaving them both alone.
  13. I've been in there once, creeped me out. I think the Target in Meyerland will hurt it some more. The South Post Oak corridor should see some revitalization whent he tollway is finished. Many people have bough old homes in the Westbury area and have to go to this Wal-mart or Meyerland Target.

  15. Just north of Greenway isn't bad. The proposed LRT an larged mixed-use development at the old HISD complex will make the area great. I don't think it is great for going to UofH unless the LRT was completed. That's several years away.
  16. They should expand that wal-mart. They have the room to do it and it would benefit the neighborhood with more jobs.
  17. The Granduca in the another post is currently under construction. I don't know about the Ritz-Carlton project.

  19. As with all these projects, we happen to have very early information before anything is finalized. The projects can come and go off the drawing board fairly quickly. Wulfe has several other projects around the city too. It all depends if there is momentum to move them forward from possible investors and financial insitutions. Quite often this is the case with many of our development we discussed. It may very well be several years before anything happens to this area. What we do know is that Wulfe owns the two properties where they are currently planning their project. Which means They'll just have to decide when they will build the phases. My quess if this moves forward is that you'll see the residential towers go up first and maybe some of the retail after. The hotel may also go up when the retail comes. The office space would be almost last since it is not in as high demand currently. We do know that the project would be phased and that the current retail establishments will be incorporated if they want to be into the new facility.
  20. Also, Town and Country's location wasn't easily reach by traffic. Memorial City had a better location.
