  1. Within this thread I posted a response I got. It said tower one was over 60% sold and that construction was beginning. Maybe they are repositioning the 60% and will subdivide some of the 40% to make more units.
  2. Most probably soo. The only thing is that the Denver street concept removed traffic from a city street to make it completely pedestrian except for the cross streets. This is kind of like bourbon street also at night. Some people proposed this concept for Main St here in Houston also. The Houston Pavillons seem to creat their own street along the three blocks. It also appears that the open air pedestrian portions will be close to main. The further you get from main you appear to be inside a building. I did this by buy zooming in on the pics on the website. You can see where the movie theater might be, or it could just be parking garages. I do see a bridge over one of the cross streets, maybe two. It seems that it will create it's on pedestrian area isolated from the street.
  3. So they are coverting that building, cool. Too bad it won't be anything new as for as construction.
  4. Corporate welfare is better than welfare to people who don't want to work. At least corporate welfare will assist in producing more jobs. Of course I think this should be done by lower taxes instead just handing the money out.
  5. Well, the Riparian and 2727 Kirby still seem to be aiming for the high end market. I think Orion will still be expensive and high end, just now having some units a little cheaper. They had 60% of the first tower reserved already. More than enough for them to get financing and building if they turn them into contracts. And the people behind the Orion are not new to the high-rise residential construction business.

  7. I like the current lighting. I don't like the flashy lighting in most cities. I'd rather have the lights on in some of the offices making the towers look like they are in use at night.
  8. The site for the 2727 Kirby Condo tower has been updated with floor plans. Of course they are going to make you register to see them. The pool for the building is planned to be above the level of the trees in the area. This would give you astonisthing views of Downtown and the TMC. 2727 Kirby
  9. Good plan. Especially if they are going to be adding a parking garage to the lower floors. At leas carve a piece out for some retail. It would be another source of leasing income.
  10. So this isn't the blue buildings right? I don't want to think I'm going crazy because I don't think they're that old.
  11. Stress on the word few. I have one question for people use the tunnels: If downtown had all this street level retail and bustling pedestrian crowds, would you be OK with being late to your job because the restraunts and stores were too crowded. I think the tunnels should coexist with the street level retail. It will help keep some of the visitors away from businessmen that have to grab a quick lunch. Just my thought. I don't work in downtown so would like someone's opion on that. Because when will the pedestrian street traffic be too much? Have you seen pics of Tokyo and Seoul when pedestrians are out walking? Cars can't even use the roads.
  12. go to trammell and crow's website and click on retail under market research (should be on the left side of the page). They have there reports for retail office and industrial real estate markets. The retail one reports on many of the large scale mixed use lifestyle centers proposed like in Pearland and Memorial City. The add one that i didn't know about. It supposed to be by SH 249 and Louetta and its by Interfin (uptown park area developer).
  13. i really would like to see UofH downtown expand to become a major prominence an the north side of downtown. Urban universities add a great facet to a downtown by potentially having people in the area 24/7. Especially if dorms or campus apartments evetually get built.
  14. We need to remember that for a large part the website before this place is finished is just for people like us and maybe for comercial tenants that are thinking going into the place. I think the website will come alive win construction starts. It will probably used as a vehicle to get people to go to the place and for possible new residents to rent or buy in the place. I'd rather them work behind the scenes ensuring this place is built than pay so much attention to the website to keep up happy overhere. This project will be the second venture like this being modeled after the Denver project. I think the developer sees Houston as the next downtown Denver as far as starving for a commercial development and an urban residential place. Luckily having done this before, i think this developer has some legitimacy.

  16. The macy's location may be able to become like the Edwards Theatre on Weslayan. Good use of space. Some sort of demolision and rebuild of appartments would be cool too.
  17. The area you are talking about is not that bad. I have a friend at work that moved in just west of Gessner south of Hamerly. The homes are nice ranches with LARGE yards and much cheaper than the price quoted above. The trees are all full grown and shade the area very well. I haven't heard of any complaints of flooding from him either.
  18. The area north of I-10 along Gessner looks bad along the actual road, but behind the commercial areas are actually really nice neighborhoods. A lot of thirtysomething couples are moving in the area. Gessner bad, off Gessner not bad.
  19. The Dillards's, formerly Joske's, was built several years before the Galleria. Actually a few years before I-610 was event built. They are never going to move. It is the most profitable Dillards in the south and there glagship Houston store. They don't need to be in the Galleria to make their profits. Also, having it across the street allows for more pedestrian traffic all you urbanist cry so much for.
  20. ^^^ Good point. I think MetroNational feels that this location is just prime spot they can turn into another great Urban place. If you look at the demographics for Houston and the stats they use to entice stores to open in the area, it shows that it is the center of the population in Houston. Meaning that the population is fairly evenly distributed around the Memorial City location. Looking at the map on wall in my office, io looks to be right. Other than the Woodlands, Kingwood, and Clear Lake being a little out there, the much of the rest of the city centers around this geographic location.
  21. There's alway Edwards at the Marq E too. It looks like Memorial City will earn the City title in a few years. It'll be a new urban hub like Westchase, Greenspoint, Greenway and Med Center. Uptown won't be the only urban place outside of downtown.
