  1. The last thing about the Turnberry project was they were looking for land, nothing more. They have tons on renderings for building they'll never build. They can just throw one out when they make proposals.
  2. I don't know. If they do, I can see futher expansion over there. It would cool. The TMC to Reliant would be developing like most of want Midtown to develop.
  3. I'm sure the owner of the Smithlands parking lot has that in mind. The TMC will soon be built out with no more room. The smithlands Lot would provide more acreage for new buildings while still being along the LRT line. A parking garage would just be needed to replace the surface parking. Seems like a plan to me. EDITED, SORRY ABOUT THE MISTAKE.
  4. One of the drawbacks to Pearland Roads is that the City of Houston has no ETJ there so they don't identifie major thoroughfares and a timeline for there implementation. Pearland and Brazoria County have to do it on there own. Chances are they won't do anything until they absolutely have to are TxDOt gets around to doing it. I think Brazoria County needs to get on the Pass Through Toll Program that Montgomery County is trying out. They can pick there busiest roads and it will ensure them that they won't lose money in the deal.
  5. ^^^ LOL Good point HeightGuy. I always stress to never take a study whether on environment, traffic, etc seriously. Statistics need to be left to the people who know what they are doing. I took some courses in it and my proffessor had two books on how to lie and mislead with statistics. Works great at debunking many of theses silly studies.
  6. They are building lots of medical office space around town right now, but I'm not sure if everyone want to drive to downtown to go to the doctors office.

  8. Don't ruin this city with Casinos. That would seem like you are giving up all hope and trying to take an easy way out. I don't want Houston to be reduced to a gambling town.
  9. I need to pass by there this weekend. Is they site just west of Gessner? That's supposed to be the medical portion of the development. If it's on the east side of Gessner, then it would be part of the mixed-use retail, residential, and office space development.
  10. New condo units would require special fire proofing and soundwalls be installed between them. This would be some the costs that are incured. A lot of utility work for plumbing too. To me, I think leaving it as office space would be good. Besides, we have lots of older historical office buildings that can become residential without using the more modern office buildings.
  11. But the new jobs would be great for the Research area of the Woodlands. What do they do anyway?
  12. I'm not worried at all. The moving game with companies within downtown happens for various reasons. Chevron will only add more employees than get rid of. I know at least 10 people back in Louisiana that work for Chevron. The company will slowly move all employees from Louisiana to Houston. And not just Houston but downtown Houston. I can see them filling both of hte Enron Towers.
  13. Well, they do own the site for the Monaco. It's where there Houston office is located for all their developments in the region. If all else fails, they'll build one of their mid-rises there.
  14. I suggested lower end condo pricing for a high-rise tower. Lets say $180-220k for a one bedroom in a high-rise. Fairly reasonable compared to what is on the Houston market today.
  15. All I got out of them was they were reconfiguring it since they didn't get much response from the luxury end market. I suggested that they hit the lower end like there other projects. This company has built several high-rises before (not in Houston though) so they are new to the concept.
  16. That's what I was thinking also. The location isn't also good for retail either.
  17. It's a beautiful building. I'm assuming it would be in the Museum distric area just north of the park? Would be a great addition. More tall building between downtown and the TMC would assist in creating an illusion of a larger downtown. Too bad it is just an architect company's website. Architects often will draw up proposals for projects that may only stay in concept. Just because it is on there sight doesn't even mean the developer will move forward. The architect still get's credit for the design.
  18. In the belief that more mid-rises will be built in the near future than high-rise residential, this project is a good example. They only have three units left. I found out because I filled out a "Contact Us" form on there site to find some stuff out and they keep sending me updates. heres the website: http://www.innerloopcondos.com/ Moving along nicely at the site also. This group plans to build several more in Houston. There high-rise building, Monaco, didn't get off on presales that well; but there mid-rises are selling good. They haven't seem to entered the street level retail concept yet, but there projects are typically set away from a main street in a neighborhood where street level retail is not feasible. There layouts are good for in-fill development.
  19. The woodlands have a express bus service to Greenway and Downtown. The WestPark Tollway and Fort Bend Parkway will help commuters alot to Greenway, but Katy still has problems getting in there. I guess with the BRT from the NWTC to the proposed East-West LRT line would give them a way to get there without having to get on I-610.
  20. good and bad news. Good news for downtown. Bad for Greenway. A positive lining? Downtown will get more workers. Also, office space in Greenway which I assume is cheaper than downtown is now on the market for some smaller businesses to rent out.
