  6. The 5,000-square-foot parcel at 202 W 27th St sits on approximately 0.11 acres. It's located on the hard corner of Yale St and West 27th St in Greater Heights area. I'm unsure which neighborhood this is located On the property is a 3,060-square-foot building. County records indicate the building was constructed in 1910 and later converted for commercial use. Sunset Heights Food Market previously occupied the building. Adjacent to the 202 W 27th St parcel is mac & cheese restaurant Jus' Mac. It's located at 2617 Yale St. Across the street from 202 W 27th St is Kindall Automotive at 2624 Yale St.

  8. A plan reviewing fee permit was filed yesterday for 502 Main St, Floor 1. A few details from the permit: Use: One-stop conversion, restaurant FCC Group: Non-residential alteration I'm not sure what's planned here. I think Interio is still the current tenant.
  9. There is an architectural barriers project filing for 2414 University Blvd (possibly, 2414 University Blvd, Ste 100). It was filed yesterday with the Texas Department of Licensing and Regulation (TDLR.) The filing is Hudson House. The forthcoming Rice Village outpost will be the restaurant's second location in Houston. 13. Thanks for the update, @bookey23. I'm disappointed the coffee shop leasing the other 1111 E St unit is Starbucks. However, I like the facade design Shelbi Nicole and team painted a while back. I also like Wolf Capital Partners is still incorporating an outdoor patio.
  14. Below is the most recent Rice Village retail site plan. It was updated in September and included in leasing materials available on Crexi. 15. Prego will be relocating soon, likely some time this year. The news was reported in October. Currently located at 2520 Amherst St, Prego's new digs will still be in Rice Village. It is moving to 5515 Kelvin Dr., Suite 130. Talbots, a clothing retailer, occupies the unit. Additional details from CultureMap's article: Prego will remain open at its current location (2520 Amherst) until the new restaurant — currently a Talbots clothing store — is ready to open. Anthony Vu from 2X Studio will design the new space, which will blend elements of the current location with some more contemporary touches. https://houston.culturemap.com/news/restaurants-bars/prego-restaurant-moving-rice-village/
  16. A follow up: County records show Wood Lane Partners purchased 313 W 20th St and 317 W 20th St. A warranty deed for the properties was recorded to the county's database yesterday. As noted last week, Wood Lane Partners also acquired 325 W 20th St in December. It's possible the properties could be utilized in some way for The Daphne / Daphne Hotel at 347 W 20th St. I suppose we'll know more in the coming months. The Daphne is a joint project between Bunkhouse Group and RGA Ventures, a subsidiary of Houston-based Wood Lane Partners.

  19. A Common Bond outpost is opening at Gables Tanglewood, @gene. According to recent leasing materials, the eatery is leasing Local Foods' former unit at 5740 San Felipe St, Suite 130. This was mentioned a few posts up last month: 👇🏿👇🏿👇🏿👇🏿
  20. What's Now Houston reported on the architectural barriers project filing for 3302 Mercer St. Based on the article, it seems the author contacted Covington Custom Builders / Covington Builders for additional details. Still, the news site isn't the most reliable source of information. Almost all the content on the site are stretched-out details from architectural barriers project filings. The content on their site is mostly limited to restaurants and bars. I find their articles are mainly low on information, usually lacking details from developers or business owners. Also, the writing is as if it was written with an AI program. Details from What's Now Houston's article: Covington is now setting his sights on reinventing the bar scene with his latest project: a uniquely conceived Bourbon Bar, to be located 3302 Mercer St. Currently unnamed and in the early stages of development, the bar’s identity is beginning to take shape. Covington’s bar marks a significant departure from his speakeasy concept, which was the original thought when submitting the permit. The new venue pivots towards a brighter, more inviting atmosphere, featuring wine lockers and storage facilities. https://whatnowhou.com/new-bourbon-bar-concept-in-the-works/
  21. An interior rendering of ChòpnBlọk / ChopnBlok's forthcoming brick-and-mortar restaurant in Montrose. The rendering is included in CultureMap's recent article about the eatery. ChopnBlok is opening this year at 507 Westheimer Rd.
  22. CultureMap reports on ChòpnBlọk / ChopnBlok's forthcoming brick-and-mortar restaurant at 507 Westheimer. The West African eatery is expected to open sometime this year. Additional details from today's article: Work has begun to transform the former Seafood Connection/Roots Bistro space at 507 Westheimer into ChópnBlọk... Amosu has enlisted a number of collaborators to bring ChópnBlọk to life, including interiors by Gin Design Group (Jun, The Lymbar, etc.), design consultation by AMAO Creative, and construction by Pruitt Structures. https://houston.culturemap.com/news/restaurants-bars/chopnblok-west-african-montrose-ope-amosu/
  23. According to a CultureMap article published today, Dish Society recently shuttered at 5740 San Felipe St, Suite 100. The restaurant was one of the ground level retail at Gables Tanglewood. As mentioned last year, the restaurant's unit has been available for lease since May or June. Additional details from the article: “Our 10-year lease was up at the end of the year, and we chose not to renew,” Lyons tells us. “The original space was too small and would require too many costly improvements to bring it up to our standard and make it make sense for another five-plus years.” https://houston.culturemap.com/news/restaurants-bars/dish-society-tanglewood-closed/
  24. County records indicate Garden Oaks Shopping Center changed hands in late December. A warranty deed for the property was recorded two weeks ago. According to the document, Denver-based Accruit purchased the 3406 N Shepherd Dr parcel. HCAD records have not been updated to reflect the change in ownership thus far. Garden Oaks Shopping Center is located at 3402-3412 N Shepherd Dr.
  25. Thanks for the update, @goofy. I wasn't aware Garden Oaks Shopping Center was on the market. Below are sale listings for the shopping center at 3402-3412 N Shepherd Dr: https://www.crexi.com/properties/1282277/texas-garden-oaks-shopping-center https://www.loopnet.com/Listing/3402-3412-N-Shepherd-Dr-Houston-TX/29696477/
