  1. Probably just my preference but I think they have an opportunity to get rid of the classic grocery store with the 500 parking spaces on this site. They should have made it more central to the site to allow better walkability. Also do something like Phoenician and mix in a Wine bar on top with a great downtown view. I think they will have trouble filling the NE corner though. You are probably right about the townhomes too. Which would mean there would be a lot!
  2. I saw this too. A couple of takeaways.... There is no through street to the east end. I thought that Gregg Street would connect to Middle Street. Also I may be reading too much into this but I think you can see from the Squares with Open Spaces in the middle, where they plan on having Apartments. The multi-building plots along Clinton must be retail/commercial. Most office buildings looks to be located closer to the bayou or to the east.
  3. Also, the East River site has TIRZ 18 and TIRZ 23 on it.
  4. This company is looking for something very different than what typical transplants have been looking for. Whereas other transplants are ok moving further west and require less space, Amazon is interested in an Urban feel. With the KBR lot, there is a Chicken or the Egg thing happening. Everyone is waiting on the lot to do something before they develop the large amounts of open land around the area, and Midway is having trouble bringing in clients because there is nothing around (Besides TNP adjacent). If Amazon approaches this the same way they did their first office location, they should easily see the potential and that commercial/residential/transportation will develop around the lot.
  5. The adjacent area also was not developing with homes and businesses (East End and Lower 5th Ward) while KBR was on the lot.

  7. The New Potato is right across the street. You didnt search very well. Also, with a pedestrian bridge (future plan) you would have immediate access to navigation.

  9. There are some interesting things happening around one of these locations. Should be able to provide more details after October.
  10. The East River (KBR Campus) offers a greenfield site with counterflow interstate access and waterway access along the Bayou (Currently being used to export Process Towers). This is a unique area that will allow easy expansion, low cost construction (vs a downtown option), a flexible footprint, housing opportunities (Local Redevelopment), and land that didnt flood during Harvey. Houston would be smart to push this opportunity in this area as long as local politicians dont try too hard to get their hands in the cookie jar.
  11. So.... speculation is that they had a trailer on their property for 1 year to establish a Board of Directors that could vote on bonds. The trailer is now gone, which means the vote has happened (Or so some people think). It would be interesting if they published it somewhere.
  12. How would we find out about bonds that were passed by the management district for this lot?
  13. I dont think they would rush a site with this much potential. If Amazon could provide a foundation on the west side of the property, they would have water access for loadout and all major Freeway connectors in a 2 mile stretch and all counter-flow. Its probably the most logistically efficient location in houston within Beltway 8.

  15. Its a few years off, but they are working on making Sampson and York into underpasses to silence the trains.
  16. The original idea was to have a trolly system linking the east end and lower 5th ward circulating the bayou around Clinton and Navigation. Probably 20 years away from this though.
  17. I'm surprised that they would develop the east side first. Maybe they have potential anchor tenants. If so, that would allow for the development of land around the company. Over the next 5 years, there will be an additional 400 homes to the existing 400 new homes in the area. They will need to coordinate around the TXDOT project becuase people wont visit if there is a giant traffic jam right in the middle of the project.

  20. Switchboards is going to be my new "Go-to" place for College football if they can keep it clean and maintain the shuffleboard space. Everything is coming up Milhouse on the East End.
