  1. Asbestos abatement in progress at the small building on the corner. My guess is it will be down in a couple weeks.
  2. Soil samples being taken at the private park. The rig is hard to see, but it's behind the gazebo.

  4. The "video flythrough" shows the address as 3990 Montrose, which appears to be a St. Thomas parking lot.
  5. Looks like they have now realized they skipped a step. Foundation forms have been pulled and they are starting on the rebar installation.
  6. I would have used the blowout preventer as the base for the table, but maybe they have another use in mind. Cool item nonetheless.
  7. Tunneling under Franklin to add a tie-in to the Buffalo Bayou bike trail would be awesome (but is never going to happen).
  8. I predicted the poured section would be a road, but from what I can see in this picture the three sections have a stepped elevation change. Any other ideas?
  9. Not sure how big of a clue this is, but supposedly there are plans to remediate the site due to soil and groundwater contamination. I think there may have been a dry cleaner on the site at some point?

  11. I was actually just thinking about how all of the work seemed to slow down within a week of my prediction. 6 months later and I would still guess one to two months left on the street work! However, the final product is starting to show through and it's going to be quite the upgrade.
  12. Yes, that was my point. Piggy bank with negative interest rate. But keep in mind that someone along the line will be responsible for maintenance. A low income earner with no savings other than home equity will be a tight spot trying to make an unexpected repair. Again, if this were sprinkled throughout Houston it might work, but amassing large subsidized rent-locked neighborhoods is not a good idea.
  13. By apologies for not believing that a non-profit could come up with something so idiotic. Capping the market valuation is essentially providing a crutch without treating the underlying poverty issues. From some light googling, I was able to find this: https://www.houstonclt.org/faq The first FAQ states that this would be a ground lease, not a purchase. As @Kinglyammentioned, owning the home is essentially a piggy bank with a negative interest rate.
  14. Capping the property tax valuation will absolutely help low income homeowners build equity by reducing their annual tax bill. This is the same idea behind homestead exemptions, over 65, disabled, etc. The properties are still appraised at market value, but the increase on taxable valuation is limited. Also, there is usually a 10 year waiting period before they can be sold at full market value without having to return some portion of the profit to the city. There was a similar program in 3rd Ward a few years ago and those houses are probably worth $100k more by now. Because the tax valuation is limited, the homeowner isn't forced out of their home due to their income not increasing as fast as gentrification. That being said, I definitely don't think Hardy Yards is the right places for this type of development scheme. They should be targeting the area northeast of St Arnold's or 5th Ward where there are more vacant lots than houses.

  18. It's barely visible in your photo, but yellow tape in the center is cordoning off a hole that I believe is the elevator pit. The wood on the ground is the plywood form and concrete was poured last week.
  19. Definitely a lost opportunity as currently planned. They could have placed a mammoth parking garage along the rail side of the lot, which would both hide it from the street and block some of the noise from the train horns. But I guess they get the tax incentives no matter what they put here.
  20. Even just cleaning up the site and making the block a temporary park would be a huge improvement.
