  1. are we sure they arent just using the site as a staging area for construction of the Marriott? seems hard to believe that in todays day and age they are able to sneak in a project like this without any info being leaked.
  2. It's SkyHouse then. Parcel D was still for sale (though possibly closing) last I heard. SkyHouse is the plot between D and the townhouses, and they wouldn't be doing this for townhouses. Gotta be SkyHouse.
  3. do you remember which plot/area of the site? is it right next to Target, but set back from San Felipe, leaving room for another highrise? i would assume its the new SkyHouse. isnt that the only one thats been announced which has cleared off land to work on? seems like there are/were still apartments on the other plots that were announced.
  4. i thought it was 757' ? like someone mentioned.. the Chevron plans are in the 800 foot range, so assuming nothing goes wrong with that, we will have our 800 footer. i always thought it was kind of interesting Houston lacked a building in the 800' range..

  6. Yes but don't you have to be a paying member of the Allen Club to use the courts? There is one basketball court next to Toyota Center but I hear that place is a hobo haven, and it would probably be nice to have some other options.
  7. Great points. That's part of why I said we need to work on keeping the downtown residents in downtown, by providing more suburban style amenities in downtown. Someone a few posts above made a nice list of "touristy stuff" aka, sports, theater, and restaurants, that attract people to downtown.
  8. I completely agree that we need to boost community awareness of downtown and try to attract outsiders in. But we should also be focusing on how to keep the people in downtown who live in downtown, whereas right now they have to go out to the suburbs for lots of entertainment/activities. Here is my solution for some of that/amenities to make downtown more family friendly, along with the additions to GreenStreet mentioned above. I read in an interview once a developer from Chicago said Houston today reminded him of Chicago of 30 years ago. Well, a new trend over the last decade or so in Chicago has been repurposing rooftops (mainly into parks and gardens). We can jump ahead and start doing that here, now. At the very least it will be a great idea (IMO) in the next few decades when land space downtown starts running low and gets too expensive. It's the George R Brown (and future southern expansion) CC, obviously with a public sports complex, including a soccer field, football field, baseball field, 4 tennis courts, and 2 basketball courts; also a TopGolf facility on the north side (which I think would not only be a hit for downtown/inner city residents, but business employees during long lunch breaks, and even certain crowds of convention goers)
  9. Lol, no. If they decided to go for a more family oriented venue, and thought laser tag could be desirable, it would obviously be inside in one of the available places for lease in GS. I've never seen laser tag outside. Geez.. You'd think we weren't allowed to have opinions on how to better these developments were following.. Last I heard we all agreed GreenStreet could use some improvement.
  10. Heh, yeah the mini golf and laser tag are a little questionable (I still think mini golf in the middle of a sea of highrises would be pretty sweet. Maybe the course could even be like a mini urban city). I don't think downtown is family friendly enough/touristy enough yet to attract those kind of crowds. Though you've got to start somewhere.. I think GreenStreet/the new touristy shopping district is the best bet. In a way, i was basically just showing that the roof could be repurposed for other venues/entertainment, since GreenStreet doesn't have much more room for expansion. Maybe in another 10 years when they renovate the place again and there is less available land downtown/land prices have gone up even higher.
  11. Yeah the residential tower sucks. I spent the least amount of time on that part since it doesn't exist and I had nothing to go off of. Thanks though. I got bored waiting on some friends to get back in town so I sketched that up since we were discussing ways to improve GS. I had plans to sketch out other venues for the roof of GRB, and Houston Center but I may hold off on those after monarchs response. Lol
  12. Err, what's with the doucheyness? I get that this is an architecture forum, and my drawings/building were far from great, architecturally speaking. I even admitted that and indicated the building would look different, it was merely just a place holder. 90+ floors? There are like 20 rows/floors of balconies. It's barely taller than the 28ish story Hotel Alessandra (obviously they're not drawn exactly to scale). What's wrong with putt putt? It's great for families and tourists. And on the roof of greenstreet, in the middle of downtown, surrounded by skyscrapers? How cool would that be.. It's not like the roof is being used for anything atm.. There was actually no ground floor retail for my residential tower, thank you very much. But now that you mention it, may as well throw some retail in the garage along Main. Lol!
  13. I'm no architect (or artist), but this is my GreenStreet fantasy. In addition to the D&B/movie theater combo in the Sak building... A residential tower (since GS is mainly white I went with a white tower with green glass balconies (kind of Miami ish in appearance, but the overall style/design of my residential tower sucks)) on top of a reworked garage, with park space for the residents on the other portion of the garage. Carry the park space over on top of the old books a million portion (the sections on top of greenstreet could be open to the public, with the garage roof park strictly for residents), and finally over the covered walkway to the portion above forever XXI, providing an outdoor area for the hotel guests. Then Putt Putt Golf on the roof above Lucky Strike, and possibly Laser Tag in one of the available spaces in GS. Make the area more family oriented/friendly so downtown isn't just a place for the mid 20s-30s crowd and second homes. But I realize with a 5 star hotel, high end restaurants, ect, it may already be too late to refocus the development towards the family?

  15. i posted this in the Hotel Alessandra thread in going up but felt it may be more appropriate in this thread. we were discussing ways to improve GreenStreet/downtown. agreed. a 30 screen movie theater in downtown is overkill. a 10 or so screen could be doable though. and with the rest of the room you have left over by not utilizing those other 20 or so screens from the 30 screen idea, you can build that Dave & Busters into the building. this, along with my Putt Putt Golf idea in the GreenStreet reno thread, (putting it on the roof above Lucky Strike so you can take in the view of the skyline while playing/utilize unused rooftop space) is starting to sound like a downtown/urban version of The Marque.. and i kind of like it. now all we need is Laser Tag in one of the empty spots in GreenStreet to complete it. heh. right now downtown isnt very family oriented. sure it has Discovery Green, but people outside of downtown are closer to even bigger parks, with more amenities. DiscoGreen isnt enough of a draw for families to come into downtown except when there are big events happening there. if they put this Movie Theater, Dave & Busters, Putt Putt Golf, Laser Tag, along with the existing Bowling at GreenStreet, it could really set a tone for the venue and give it some identity. (not to mention my TopGolf and public sports complex idea on the roof of GRB CC) i realize right now its not being marketed towards family oriented, with the super high end hotel, HOB, the luxury restaurants, and the offices, but if they were ever able to add the residential component i would like to see built above the GS parking garage, facing main st, those attractions could turn downtown into more than just a "mid 20s-30s/2nd home" community, making it more livable for families. build park space on the rest of the GreenStreet roofs, like they had that small grassy patch drawn into the original conceptual rendering in front of the hotel tower [unfortunately i dont see it anymore in the new renderings ], but stretch the grassy park across the covered skybridge between forever XXI and the old BooksAMillion, to continue the park space on top of the whole books a million side of the complex on that block, to add another amenity to make the residential tower i wish would happen next to that more family friendly.
  16. i believe the plans were to have around 1 million sq feet of office space (this is the only one im unsure of..), 1000 residential units, and 300 hotel rooms. how many units does Hanover have? like 300? were looking at 2 more residential towers, and a hotel tower, along with the 2 planned office towers for the Apache complex.

(sorry to drag this on.. we were talking in another thread about how to make downtown more popular/appealing) while i agree Midtown could use a movie theater.. what would it hurt having to take the light rail a couple stops up to downtown to catch a movie? like Navi mentioned below, it would add to the night time ridership of the line. great point about the night time rail. i dont think the theater needs to be huge though. just big enough/marketed enough with some hopeful new GreenStreet advertising campaigns once the renovation is complete, that it can be a draw for both downtown residents and outsiders.

  19. Maybe they could keep some of the floors parking and only convert part of it to retail.. Good point about something ruining the hotels views if built at the sak building site. I guess the same could be said for my idea of a residential tower on top of a reengineer end greenstreet garage, unless it was only on the front half of the garage/up against main st, since the hotel is set back behind forever XXI
  20. agreed, expand/rebuild the garage so it can support a future residential high rise component on top of it along Main St to make GreenStreet truly a mixed use destination.

  22. is it just me or does the alley way/pedestrian promenade look way wider in this rendering than it really is? it seems like you couldnt have more than 5 people walking side by side in the current set up. now you could easily have 10. will they really widen it that much? i thought work was supposed to be done in a few months so i didnt figure any more serious structural changes would be made (besides obviously the hotel)
