  1. I agree with what you guys are saying, but I think this building will look nice. The Titan would of been better though.

LOL.. looks like some people are worried about the same thing im hoping.. a River Oaks skyline connecting downtown to Greenway. they even plotted a rendering with nearby plots of land that "could" be redeveloped into towers, making traffic a nightmare. http://swamplot.com/if-hines-builds-that-17-story-tower-on-san-felipe-everyones-gonna-wanna-build-one/2013-08-16/
  3. is there any room for towers on the plot in the future or are they developing the whole thing? this area needs some towers to start connecting uptown to downtown.
  4. i always assumed the Mercer place was more Arboretum and less gardens. it looks to be worth checking out though. i always wished they had one scattered amongst cool architecture in Hermann Park or something.
  5. does anyone think Houston will ever get a legit botanical gardens? the ones in San Antonio are very nice and it would be a great addition to things to do/see around town. i know there are some smaller gardens, but why dont we have a full fledged botanical garden like many major cities?
  6. for sure, i think they could comfortably fit 2 more good sized towers on the plot between them. maybe more. that would be awesome if/when we end up with a nice little cluster of towers there.
  7. i was just speculating based on the original TEMA plans. like nate said there is plenty of room for a third tower in between, and one would think they would build it even taller for better views? maybe not though.
  8. not yet. word is that it will be 30 stories though (the Market Square residential tower). so anyone know what im talking about with the TEMA development plan having 3 towers? i wonder if the third tower would be even taller since it would stand between this and the Parklane..?

  10. agreed but it could of been a lot worse. this is a slick looking tower.. some of the twisting towers dont look very good IMO.

  12. and then skylines from Uptown to Downtown need to be merged. Greenway is starting to merge with uptown (at least as much as is possible without intruding into that small neighborhood between them), the 4th ward is getting some highrises. that just needs to continue and river oaks get some highrises and then their would be a huge skyline from uptown to the medical center. maybe by 2050.. heh
  13. from the rendering it appears to match all the descriptions. the setting seems fairly accurate (the plot of land, the corner of Parklane on the right, they said the garage would be 5 stories (one below ground) with an amenity deck on the top, so the 4 levels of garage and palm trees on top of the garage seem to indicate its the design described in the Swamplot article.. and the tower is 42 stories if you count. i think this is our tower.

  16. true.. sounds reasonable. i doubt theres a problem with the project. it was just a little nerve wrecking waking up to hear that the fences were taken down already at the site. ha.. that makes sense though.
  17. i just realized from looking at google maps that the submerged portion of 59 goes all the way up to the road the toyota center is off of. the GRB 2025 renovation/expansion plans have the GRB being expanded 2 blocks to the south, even with the toyota center, and a new parking garage on the other side, extending the GRB one block to the north. due to the expansion plans, 59 is already submerged all it needs to be on the southern portion of downtown, and could be decked over as is. it wouldnt need to drop under again until Rusk (i believe there will still be a street connection between/under the North garage and the GRB, allowing for a pedestrian short cut from the new park). there would need to be a few surface streets cutting through the park so it doesnt disrupt all east/west traffic. I was thinking keeping open St. Joseph Pkwy, Leeland, Texas, and Congress. if the new expansion of GRB to the south still has a thru street under it on Polk (i think it will), then there could be a lighted "greenway" under 59 along Polk for improved pedestrian access/a short cut from the East End, to downtown, without having to walk all the way around the GRB. taking out 45 around downtown would mean you could eliminate the flyover/overpass ramps on the west side of the 45/59 interchange. opening up another couple blocks to available park space. there would still be the two 45 flyover ramps connecting to 59 that would be elevated over potential park space. theres really no way around that without some deep tunnels. i also extended the park out width across 2 parking lots between Minute Maid and Dynamo stadium. i figured the 4 block plot to the east of the wider section of park could easily be converted into a parking garage for MMP and DS. or the 4 block parking lot could be turned into 2 blocks of parking garage and the 2 blocks on the west of the plot could be developed into mixed use/TODs since the land is right off the new light rail line.

  20. absolutely. i didnt mean spending money to connect downtown and the East End wasnt worth it. i just meant the 5 or 6 block portion parallel with GRB is pointless to waste money on since the GRB poses as a large barrier itself (so no point submerging/decking over 59 there) that will never be able to be connected through (unless we tunneled under GRB, which is another idea in itself that ive had). ill doodle up something later. any thoughts on linking 45 with the Hardy Tollroad downtown connector down Elysian or somewhere else between Elysian and 59, opposite of wherever the HTR comes into i10? theres so much open space in that area for 45 to cut off from 59 to 10 so it doesnt have to make such a severe turn at the 59/10 interchange.
  21. the venues are two totally different spaces. one something like 1,000,000 ft of continuous floor space if im not mistaken, and the other (Astrodome) space is about 400,000 sq ft of column free floor space with insanely high ceilings. the events they can hold are different sized events with different requirements. the Astrodome will be able to bring that hugh O&G industry event at Reliant park indoors with the open space inside the dome. both are right on light rail lines too, so the Astrodome is just a short/direct trip away from being in downtown. with events like the superbowl the city will be able to utilize both spaces simultaneously and have them connected through the light rail system.
  22. directly behind GRB, mirrored to Disco Green? or parks like i was saying to the north and the south of GRB, since it doesnt make sense to spend money trying to connect the part of the East End behind GRB to downtown since the GRB creates a multiple block wide barrier in that particular area. i think the money/focus would better be spent on the areas to the north and the south, and they could save some money by not submerging the GRB portion of 59.
