honestly i'm not sure what's on the site right now. i've heard the same about an energy company buying up a piece of land there as well as another group - supposedly a couple office projects in the work but i have no clue as to their probability other than my aforementioned one.
it's not a bad looking building... nothing extravegant but should be realtively well received.
Oh ok. Sounds interesting.

Oh ok is it a empty lot or is there already something on the site ?

I mean is 6 stories a high-rise ?
-
it's 20+ stories - not entirely blah. there's a few more kicking around that immediate area as well supposedly.
Will it go on the old YWCA site ? I heard that a energy/oil & gas company purchased that property.

CityCentre really seems to be a success, I wish more developers would take not of what Midway did with this project and start developing more properties like this especially closer in the city.

I'm surprised with all the activity in that area that this wont happen.

I am friends with Scott Gertner and even sang a few gigs at the old Skybar in Montrose. It is official... Pavilions is CLOSED. He posted it on Facebook on the 27th.
So why did it close ?

They'll either put a parking lot, a grassy field, or a 6 story apartment there - this is Houston. If they erect a 23 story building, it'll be a boring, banal box. Again, Houston.
Sad but so true.
-
It looks like the parking garage will be below ground? I don't see it in the rendering
Yes, the article says the parking garage will be underground.

Great to see another high rise going up in Houston.

LOL this is Houston not Shanghai unfortunately I dont think our Flagship Holiday Inn will look anything like that. It would be amazing if it did however.

River Oaks District announced they signed Roberto Cavalli to a lease. "An array of other luxury retailers are eyeing the complex, such as Hermès, Christian Dior, Tom Ford and John Lobb, reports Culture Map." (For the record, the Business Journal referenced Culture Map as its source, which in turn referenced Paper City as its source.)

It's funny how whenever a article is posted concerning this project it always has one of the old renderings instead of the most current in my opinion boring rendering. I keep hoping that the delay in the start of construction on this project is because they have decided to go back closer to the older renderings with highrises. I mean the project should atleast have a hotel since the developer wants it to be such a luxury shopping destination.

According to the chron M-M Properties (the firm which recently built 2411 Washington) is planning on developing a 193 unit apartment project at 5745 Almeda. The complex is suppose to offer views of Herman park & downtown.

Skanska, Hines, Stream, Brookfield all need or want lead tenants to get these buildings off the ground so they are all in the same boat.
-
There is also 5 Allen Center & Houston 6 Center.

I was talking to a friend of mine yesterday who works for a company that does project management, financing, owner representation, etc. for many residential and hotel properties around the country. They said that they just signed contracts to assist with the SkyHouse as well as another 38 story residential building downtown. I don't know if they meant the Interfin tower or if there is actually a plan for a tall residential building downtown.
Anyone in the know that can confirm/deny this? Swtsig???
Hopefully it's a another tower. The interfin tower is suppose to be 40 stories & I wouldn't consider its location downtown.

It would interesting to know who owns the McDonald's franchise and the land. If the same entity owns both, I'm sure they/it will make lots of money from operating it over the next few years and then selling the land.
I don't think that McDonalds will be going anywhere anytime soon. I can think of 4 fairly large properties that have been for sale for quite sometime in that area. Maybe once those properties are finally sold and developed/redeveloped maybe then there will be enough demand in that area for the McDonald's to be sold and redeveloped.

Isn't it two full blocks ? The block with the Macy's building and the block directly to the west ?
-
Someone know the listing price?
Not sure hat it's going for but here is the link to the listing.

Let's cut to the chase; the only reason this tower MIGHT be built is due to foreign buyers "investing" in this property and getting into the USA.
No sane resident of the USA is going to move into a Randall Davis building that shares a lot with a drive-thru McDonald's, especially at his prices.
I think we're going to see Houston's first "Miami" condo building. 100% sold but 30% occupied.
If it is built I'm sure it will be occupied it may not be owner occupied but it will be occupied.

I have a dumb question, it seems that Astoria and the McDonald's are sharing a pretty small site. Just south of this site are some crappy 2 story apartments. Why isn't that parcel being redeveloped.... or is there a plan in the works that we don't know about.
Interestingly enough that crappy two story apartment building is for sale and has been for quite a while.

Break out your pencils and draw one then. No one said that those buildings would be constructed. That is simply a drawing of what it COULD look like in 20 or 30 years IF developers all followed one person's idea of what buildings should be built in what locations. It is a safe bet that it will never look like that.
I never said that I believed it would be developed or constructed. All I said is that it was nice that they have plans of that magnitude key word plans. I think that it is more then just someone breaking out pencils. They are trying to get that area zoned so that the type of buildings depicted can possibly be developed in that area.
