  1. Hines is currently building a HUGELY expensive project in San Fran right now.

    I'd love to think they were positioning themselves for a new downtown Houston tower, but I've heard some rumors that they aren't quite as interested in their Main @ Texas location as they were a year ago... Bummer if true. BG Group Place is over 93% leased now and was a wildly successful spec tower.

    Plus, Main @ Texas seems like such an important location in town. I hate that there's a big hole in the area.

    Did those rumors include reasons or explanations for why they aren't as interested in the site as they were a year ago ?

  2. They were subsidized by the City of Houston when the HUD/section 8 compound on Allen was reduced in size. Activists wanted to keep the neighborhood "as it was". The homes were built at price points of $52k/72k/92k depending on one's need. Applicants were also given $20k downpayment assistance. The HCAD valuations were frozen for 7 years and the original owners must keep the house for 10 years or payback the down payment assistance on a prorated basis. Valuations starting moving around last year and some properties turned over or went into foreclosure. Not much action on them in the last 12-18 months but some have fought HCAD to keep the values low for now, perhaps until their 10 year down payment period is up. I think the next year will be telling in that regard as many of these homes were built in the 2003-2005 time frame.

    Thanks for informing me, hopefully they will be redeveloped into something more fitting for the area.

  3. The colors and shape would look amazing at night. But, the cynic in me knows that it will likely be value engineered enough to where it will just be a glass box that will get lost in the rest of the towers. With the boom that is happening now, which we know will not last forever, it would sure be nice if someone built something bold... I would do it but I need to locate a few hundred million first.

    If we can't get a signature tower now while the economy here in Houston is booming, then I don't have very high hopes of us getting one. I feel the same way about the proposed grand mixed use projects like River Oaks, Regent Square, and BLVD Place. If they can't get built now with the Houston economy in the state it is now then they won't get built. Atleast not how they have been proposed.

  4. Not in Houston, at least not immediately, they don't I don't think. They're moving some people here, yes, but there hasn't been any talk internally, at least that I've gotten wind of (my dad is a Chevron exec based in Asia who keeps me up to date on these things) of any plans to expand their holdings here.

    They are moving 800 people here from California over the next two years.

  5. Oh yeah, I remember seeing you write that. How did you know it was for that project?

    When I first saw the rendering on the Munoz Albin site under the details it stated who the rendering was for but I see now after going back to the rendering they have removed that information. I guess they did that at the same time they removed the rendering for the Macy's building.

  6. I brought that rendering up on the Houston Potential thread :

    It was suppose to take the place of Willie G's restaurant on Post Oak. It was going to be built by Simmons Vedder Partners around 2008, however they ended up selling the property. It was going to be a 320,000 sq ft office building.

  7. I've purchased five vehicles from one inside-the-loop dealership over the years. In 1986 and again 1993 I bought used cars from Tommie Vaughn Ford on Shepherd as well. It is so convenient when one has to take the car in for warranty work, or the inevitable "call back" on a used car, to have a place that is close by.

    About 3 years ago I bought a Mini Cooper from the dealer on the Southwest Freeway at Beltway 8. The car was fine and the dealership did what they were supposed to do but the inconvenience of trips to the service department has really influenced my consideration of future purchases. Let's see, that limits me to Ford (Tommie Vaughn), Chevrolet (Knapp), Volkswagen, Audi (Momentum), or Mercedes-Benz (Greenway). Did I overlook any?

    Also there is Advantage BMW and Stewart Cadillac both in Midtown.

  8. I sometimes wonder about the lifespan of town home complexes in Midtown. They barely appreciate in value, and in some cases, like the one I sold awhile back, they depreciate. I suspect that in time, some of the complexes will be demolished for higher density development...but the question is when.

    Not soon enough.
