    It hasn't though...the water didn't reach the parking garage on Memorial Day and I don't think it reached it yesterday. The City let this go through because they built it up so high. Imagine if the old apartments were still there...

    I wish the sun had been shining - but that was too much to ask this weekend. None the less, this area is full of life, and the hotel isn't even open yet. Plus the GRB looks fantastic.

    Highland Park Village update: - Tory Burch visited Highland Park Village a few days ago, opening her new Tory Sport pop up. Currently two Tory Sport stores have opened: SoHo and NoLIta. - Stella McCartney was also at Highland Park Village this past Tuesday, attending a carnival-themed party for her new collection. - Theory opens their first Texas store April 22.

    Just put a deposit down to move here when it opens. Schedule date of move-ins is October 1, so there's quite a bit more to be done on the site. At the moment, I can't even get a tour because the only working elevators are those on the outer sides of the buildings. I'm pretty stoked though. The full list of amenities is mind boggling to me as someone who has never lived in a high-rise. They're only leasing to early invitees at the moment, but if anyone is interested let me know, and I'll give a referral. Also, I have a few pics of the model unit and some shots the manager took of inside the unit (very unfinished). Not sure whether that's relevant here as I'm new, but I'm happy to post as well.

I checked out the Cushman & Wakefield website but couldn't locate it. It's not quite as close to TMC3 as Nancy seems to think (I think she's looking at the wrong parking lot), but still relatively close

    Hah, what a joke! Two full years later and the exterior progress has actually regressed if you can believe it. My take is that the owners are a complete amateur act and are likely strapped for cash. They obviously couldn't care less about this thing's negative curb appeal. Been funny watching them struggle with even building planters for trees along Washington -- that's taken weeks and those trees, yet to be planted, all appear to be dead or dying and are routinely blown over with every high wind. The club has opened, but the front structure languishes along, and the adjacent lot still has yet to be cleaned up. Over/under for 2018??? By comparison, look at the high quality job that was done at Concrete Cowboy -- big bucks invested and relatively quick turnaround when compared to this. Hope the latter does an equally impressive job with the soon to be Clutch City Bar across from Kung Fu.

    Zoysia is lesser known and more expensive but looks and feels 10x better and performs as good or better than St. Augustine. There is a place south of Houston that sells it and has some good videos on their website. look into it.

    I don't think you can grow St. Augustine from seed. You have to either lay sod or plant plugs (the plugs work great. St. Augustine spreads quickly.) Just do an internet search like "where to buy St Augustine sod or plugs"

    Picture I got from the chronicle this morning. This has happened a few times in the past few years already. I know the rain has been once in a decade, but still. I would not want to be facing the risks of the garage flooding when I am paying the rents they are charging.

    I just got back from Japan and I liked the idea of having limited and express limited trains that were for people going to the airport. Probably wouldn't be feasible for here but I liked the idea of waiting a little longer at a stop or transferring trains down the line to avoid stopping at every stop.
