The 12,000-square-foot parcel at 1002 W 11th St sits on approximately 0.27 acres. It's across the street from Loro (1001 W 11th St) and Trattoria Sofia (911 W 11th St).

On the property is a 6,548-square-foot storefront built around 1959. There is also a metallic warehouse on the property. It's 1,280 sf, according to county records.

Ceramic Store is located on the property.

Houston-based real estate developer Ancorian purchased the 1002 W 11th St property in June. Additionally, Ancorian purchased the property behind it at 1037 Lawrence St.

Ancorian is redeveloping the 1002 W 11th St  and 1037 Lawrence St properties. Marketing materials promoting a proposed retail development are on LoopNet and other real estate listing sites. The proposed retail development is dubbed either Heights Row or Ceramic Heights.

Details about the property / development:

  • Ceramic Heights is a 6,600 sf building made up of two floors on the corner of West 11th Street and Lawrence Street.

I might be wrong, but it looks like they're going to keep the larger building and remodel it, while demolishing the front building and the back house to make way for more parking

Front building is already gone.

Below are conceptual renderings of Ancorian's proposed retail development in the Heights. Possibly dubbed Heights Row or Ceramic Heights, the project is located at 1002 W 11th St.

The renderings are from the LoopNet listing and the leasing brochure.

Below is an additional rendering of the proposed adaptive reuse of 1002 W 11th St. I thought I included it with the others, but obviously didn't.

As previously mentioned, Ancorian recently acquired the property and the 1037 Lawrence St property. The plan for the property is a retail center. Heights Row or Ceramic Heights are possible names for the development.

The restaurant plan will likely change - no kitchen, no server areas, no restrooms, no elevator probably won't fly with permitting.

There aren't tenants listed in marketing materials for 1002 W 11th St. While I don't doubt Ancorian may want a restaurant or two, it's possible the renderings' purpose is to give potential tenants an idea of what the developers have in mind for the property. I don't know. Maybe Houston Chronicle or other real estate news outlets will provide more information in the coming months.

House at 1037 Lawrence is gone. Those 6000 sq ft lots look much larger when they are empty.

Thanks, @Ross.

A sewer disconnect permit for 1037 Lawrence St was pulled in early July and approved by the end of the month

A residential demolition permit for 1037 Lawrence St was pulled in late July. It was approved in early August.
