3608 Polk St was on the market last year. The sale included 6812 Polk St and 1305 Edmundson St.

The properties were listed on Clark Gaines Properties' website and Crexi.

3608 Polk St, along with 6812 Polk St and 1305 Edmundson St were sold recently. The Harris County Clerk's office recorded a warranty deed for the properties in late December.

Atm Realtor, LLC is listed as the buyer.

In addition to the recently acquired properties, the buyer also owns several nearby parcels highlighted in the map below:

I wonder if the property owner will try or has tried acquiring the four parcels sandwiched between? If so, I could so that eventually becoming a big multifamily residence, townhomes, or some sort of mixed-use.

According to Crexi, 3608 Polk St and  1305 Edmundson St are for sale again. The listing date shown is late December, around the same time public records document the property changing hands.

The property was also relisted on Clark Gaines Properties' website a few months ago.

Thanks for the update. I had a feeling the demolition and renovation weren't approved. There were no permits on file for any of it.

I feel about 50% confidence in this, but I thought that the fine is based on the cost of the permit you didn't buy. I thought it was basically paying double the permit in some situations.

So they have the capacity to cite unpermitted work, but not to reduce the permit backlog? Make it make sense.
