I checked the Harris County Clerk's website to see if it showed up and just found something else interesting... For some background, I've always noticed that the "Main Place at Greenbriar" plat (owned by 7200 Main Corporation) ended at a strange angle at Main and Pressler, as shown below. However, in all of the 7200 Main renderings we saw a few years ago, there were buildings and development along Pressler as well: For what it's worth, it appears that 7200 Main Corporation purchased ~0.8 ac from TMC out of the "Doctors Center" plat on 12/5/2019, and as best I can tell from the description this does appear to be additional land along Pressler: Maybe someone more savvy with coordinates can read the file and confirm, but either way it does appear that Coventry is finally moving on with development! It would seem getting the additional acreage along Pressler would be beneficial regardless of whether we are getting anything remotely close to these renderings, but obviously there is something very large in the works here... 18 Quote

I think all we know at this point is that the secretive developer (same developer as Springwoods Village) has now acquired and cleared the parcels to replicate the footprint seen in the prior renderings. The renderings we originally saw were from HOK and part of a design competition several years ago... Some from Gensler have also floated around... From what I've read, they had to present development plans to get the fill & grade and water/waste water permits that have been issued over the past year or so. So something is in the works, but what exactly is anyone's guess. This is a huge plot of land along Main near TMC and near some big upcoming developments (TMC3, new A&M development, new Medistar tower, whatever is happening at 1500 OST, etc) so...yeah, it's potentially something pretty amazing . I hadn't checked in a while but saw some easements grated between 7200 Main and AT&T and then the City of Houston: Looking at the easement with AT&T, it appears to show some reconfiguration of easements but, more interestingly, it also seems to indicate the planned road layout. The below documents indicate a new street parallel to Main from Greenbriar to Pressler, and then an extension of Glen Haven (?) from Main to the new street. The easement filed on 5/27 to the City of Houston references the parcels corresponding to the new streets (AY17-265B and AY17-265A). It seems like this one is quietly (and slowly) moving along... 13 Quote

If we are Including the outlining hospitals, the medical industry that feeds into these hospitals locally the number of people they employ surpassed Houston's OG industry around 2018, even when oil booms again it's unlike to re-seat itself as Houston's leading industry. As much thanks I have for the OG industry for what it's done for this town, it's always been a bi-polar experience. There's a group of venture capitalists that teach start-up healthcare and pharmaceutical classes at Rice and they allow people who work in the med center to audit them. Their studied appreciation of TMCs missed opportunities are really very similar to what I've seen on the ground floor and exactly what these expansions and TMC3 are designed to close the loop on. For many decades now it's been what doctors I know that come here from prestigious hospitals in the NE refer to as "the medical Disney World" and they're right, AND it's one we've never properly capitalized on. It's very leaky. TMC despite having every toy and specialty and research rabbit hole imaginable has failed spectacularly to keep any of the fruits of that labor and capital here in the city when it comes to the startups that research generates which turn into or are bought out by big companies. I've been a part of plenty of studies, been trained on plenty of gizmos and gadgets who while the hospitals here were always some of the top centers involved, if not the top contributors, we were none the less being ferried back and forth to incubators in Boston, Raleigh, California etc. the company headquarters at for training. For decades TMC hospitals have provided an insane amount of access and money to patients for studies, devices, medicine etc. to companies but once the work's done the company growth and economic fruits are felt elsewhere. TMC is great for coastal startups to use to leverage their products etc. into reality but Houston doesn't benefit from it, only marginally. Having a massive engineering medicine campus feed into the medical schools and hospitals here, next to the world's largest medical center, next to some of the worlds largest medical research campuses and then offering plenty of incubator space and access to capital, hotels etc. is designed to stop the drain. OkieEric Posted November 2, 2021 Posted November 2, 2021 I saw that the new plat was recommended for approval at 10/28 planning commission meeting with the below comments referencing a "Novus Center Way": I wasn't quite sure whether this was just a typo or carryover from some prior comments, but did some digging and found this on the Houston map viewer site: "New Braeswood Way" and "Novus Center Place" appear to be the names of the new streets. Perhaps "Novus Center" is the name of the new development? 8 Quote

I’m guessing this portends a 5 building plan for the site. Edit: Deeds can be found as Harris County Clerk File Nos. RP 2022-3138 through RP 2022-3142.
