lockmat
Yeah...isn't that the same location or right next to the "travis street plaza"? Which is also the same project as "Midtown Terrace" I suppose. How many names does this project have?http://www.houstonarchitecture.com/haif/topic/24208-travis-street-plaza/page__view__getnewpost__fromsearch__1
Jax
I think somebody might have posted about this in the "Richmond Landing" thread (not sure why).
houstontexasjack
I saw a notice of variance request posted at 4600 Main Street. It is a proposed mixed use project seeking a variance to avoid the requirement of a loading berth. Is anyone familiar with this?
cloud713
I wonder if they'll convert or demo? It's great spot at the intersection of the main st line and future university line, but right now it's kind of bum central, along with that low income(?) ex-apartment complex next door. Urbannizer
Not sure why they have it listed as mixed-use. 4600 Main will be a housing facility for veterans. They plan to add a floor to the existing building. http://blog.chron.com/primeproperty/2015/07/historic-midtown-building-to-be-redeveloped-for-veterans/
jt16
Eh. This group kept bragging about how nice their first property was going to be, but it looks rundown.

hindesky
Back in the '70's there use to be a McDonalds in the lot next to this building, you can still see the old foundation of it. One of Houston's first punk clubs (Island/Rock Island/Paradise Island) was down the street where the Wendy's currently is. It is going to take an industrial power wash to clean all the urine/excrement off this building. Urbannizer
https://houston.novusagenda.com/agendapublic/CoverSheet.aspx?ItemID=11373&MeetingID=251 The Housing and Community Development Department (HCDD) recommends Council approve an Ordinance to appropriate $1,500,000 in HOME funds for a Loan Agreement with Cantwell-Anderson, joined by 4600 Main Street Housing, LP, for the reconstruction of an office building located at 4600 Main Street across from the light rail line. The property will be converted into a three-story affordable housing community consisting of 56 studio units. hindesky
They have closed the street on the north side of this. It also has a roll-off trash dumpster and a construction trailer office on the outside. Edited January 2, 2021 by hindesky

Texasota
Rice should do some kind of parking sharing arrangement with the church so its giant parking lots can be redeveloped.

That would be nice, but does South Main Baptist Church have any incentive to do so? I assume there's no property taxes at this time - would that change if they're making money from the property? As things stand they can hold onto this land till Doomsday (or until land prices are astronomical) at virtually no cost.
Texasota
They could make a deal where Rice buys the property and, as part of redeveloping it, allows the church to use the parking garage. Gives the church a short term infusion of cash, which most churches need these days.
HouTXRanger
I was trying to say at the last Ion meeting . . . since this is going to be at the hub of two of the busiest and most connected transit lines, this is going to be one of the least necessary places in Houston for parking. They should really be trying to minimize the overall footprint of land there for parking lots/garages, including doing some kind of shared parking agreements. Similar to the arrangement between the Museum of Fine Arts and First Presbyterian Church.
