Not sure if this is the correct spot, but the closest I could find in the permit database was 1712 Pease:

It's a small office building, and there was a piece in the Houston Business Journal last month on it.

At 20,000 square feet and three stories tall, the small exterior makes the structure at Pease and Chenevert unusual in itself. Upon completion, the interior will sport a decor not found in surrounding towers.

Thanks sevfiv, that's the exact spot. It's a weird block because all 4 corners of that intersection are completely empty or abandoned and yet it's only 3 blocks from the Toyota Center. It didn't look huge but it's still definitely nice to see something go up in such an empty spot, especially in this economy.

Real estate broker David Cook of Cushman & Wakefield of Texas Inc. says Portfolio paid less than $45 per-square-foot in a part of downtown where dirt goes for about $75 per-square-foot.

“He got a great deal,” says Cook, who is marketing land for sale in the area. “I don’t know of anything that cheap downtown.”

How the heck do you get such a good deal in downtown? Sort of shoots down the thought that only high-rises can go downtown. Seems like the money he's saving in a taller building is going into making everything else really nice. Not sure that makes up the difference, but still. Even without a rendering, I'm excited about this one.
