Three Eldridge: Office Building In The Energy Corridor

This article should become entirely viewable within a few days, but to hit what is known at the moment...

This building is slated to be 275k-300k Square feet (I'd guess 12-15 floors?) and should begin construction in Spring of 2008 within Eldridge Place, a pair of office buildings 12 & 14 stories tall. The article made the developer, Behringer Harvard Real Estate Investments, seem tight-lipped as there was little else to be mentioned at the moment. More should be forthcoming when the project gets underway.

According to Behringer Harvard, ground breaking will occur this month.

Three Eldridge Place will seek LEED Certification (silver), have 13 floors, and cover 303,000 square feet. Gensler will be the architect of record. Tower will rise on the corner of Eldridge at Memorial.

No, it should be south of Memorial along the west side of Eldridge, between the existing southernmost tower and the Bank of America drive-thru.

seems dumb - havent those 2 on the corner had SPACE AVAILABLE signs for the last year? maybe they are just old and really shitty inside?

Those two buildings have a total of 519,000 square feet of space and are 99 percent leased. They are located at 757 N. Eldridge Parkway and 777 N. Eldridge Parkway, just south of Interstate 10 near Memorial Drive

July 10, 2008 - Behringer Harvard has begun construction on Three Eldridge Place, a 13-story, 303,000 sf, pre-certified LEED silver Class A building, that will sit adjacent to both One and Two Eldridge. The new building is expected to be completed in the Summer of 2009. In the adjacent One Eldridge Place, Canatxx Energy Ventures, Inc. has renewed their lease of 9,272 square feet at 777 North Eldridge Parkway, in Houston's west energy corridor. Kristen Rabel and Jessica Ochoa with CB Richard Ellis represented the landlord, Behringer Harvard, in the transaction while Chad Baker with Staubach represented Canatxx

Isn't that parking garage where the BofA is now? Are they getting rid of it?

Eldridge has really gone upstyle lately. Hope the areas around it catch on soon.

As you move east and south of the energy corridor you enter Alief from the south and clusters of low income apartments to the west. Parts of Alief can be pretty bad but for the most part, the whole is area pretty nice and surprisingily well established.

I suppose that's true. Although you have to go pretty far south (or south west). I don't expect the building on Eldridge from Dairy Ashford South to have too much effect on the areas near Westheimer as you move West towards West Oaks - but you never know.

Thanks for the update, nice looking building. I really like how this building compliments its neighbors. Next time you are in the area if you go a little bit further down Eldrdige, I believe there is another midrise office building of similar size under construction for Transocean.

Two Eldridge: 97% Leased

Three Eldridge: 100% Leased
