  3. I really don't think marketing "Downtown" itself right now makes any sense. "Come to Downtown!" Ok...why? Come to EVENT X at Discovery Green this weekend! Come see a movie in Market Square! Come to 300 Main Block Party! Oooh, there's a lot going on down here now! Maybe I'd like to live here! Aw but there's nowhere to live downtown! Woo they're subsidizing new residential buildings downtown! Aww but they're all "luxury" and "high end." * This was an excerpt of how the average me thinks.
  4. Woo! Here's hoping for protected bike lanes on Waugh and Memorial west of Shepherd! And traffic lights on Allen Parkway at Dunlavy and Taft. And a bridge over Allen Parkway at Stanford. And protected bike lanes on Alabama all the way from UH to ...wherever Alabama ends on the west side.
  5. It does look like the line that wraps around is lit, but I think that's just the rendering. If it is lit, then I think keeping it white would be classy. Normally I'm all for colors, but I think it might cheapen this design somewhat.
  6. I would generally agree that marketing is premature. Increasing the downtown population is by far the most important thing right now, so I'm glad money is being spent on that. I think it's better to look at downtown as a neighborhood; in general, people spend the most time in their neighborhood, and the closer to the urban core you get the smaller a "neighborhood" becomes. People in Montrose might not go downtown very often, because why would they? Everything they need is within Montrose. And at roughly 8,000 people per square mile, its high enough density to support itself. Of course it also gets tons of "tourists" from the suburbs, but businesses need a reliable stable population to start with for any chance of success. As downtown increases in density, it will start to provide that stable base that can then be built off of.
  7. Let's math this. According to HCAD that building is 1800 square feet. At ten parking spaces per 100 square feet, that's 18 spaces. 10% discount for bike parking gets them to 16 spaces. At roughly 160 square feet per parking space, that's 2,560 square feet for spaces alone. Maybe an additional 640 square feet for drive. BUT! I'm pretty sure that that requirement only applies to dining area space. So let's say maybe half the building is dining area, that takes you down to 8 spaces, so 1,280 square feet plus 320 square feet for drive.
  8. Do downtown residents want "suburban-style" amenities? I do agree more sports facilities would be good, There are a few along the bayou, theres basketball in the little park by toyota center. Tennis. Downtown needs tennis courts.
  9. I'm not completely convinced by the glass sail on the rectilinear building. I also wonder what the tent...thing? will actually be made out of. In the rendering it appears to be made of light. That being said, I do think this is a positive development for upper Kirby.
  10. I like the color scheme. It seems like developers are finally trending more toward clearly contemporary buildings rather than faux historical.
  11. The lot with the bank on it is about 200' by 300'. That's roughly the size of a city block in Midtown.

  15. I would hate to see those little commercial buildings torn down. They're beautiful and have pretty strong tenants.
  16. This is fantastic. That amount of parking is absolutely insane though. Two and a half times the area of leasable space just for parking.
  17. I don't know, could you say it in a different color? retail, retail retail is all well and good, but you know what would be even better? retail, retail, retail!
  18. Yeah, I thought garage entrance too, but that doesn't quite make sense. Why would it only be one story? Why would it be separated from the main building like that? It makes sense to separate retail for fire code etc, but a garage entrance? Plus it doesn't actually look flush with the street. Admittedly, this might be as much excessive optimism as anything else. One-story retail fronting Market Square with the main building pushed back would make perfect sense. Ultimately a higher quality image is needed to know for sure.
  19. If you zoom in on the pdf, it looks like the "space" is actually a single story storefront component.
  20. That might be difficult considering the cost of the land. Of course, it's a double lot, so they could have subdivided and put up high-density townhouses or apartments without tearing down this house.
