Updated info from uptown-houston.com Atlanta-based Trammel Crow Residential recently announced its plans to build 390 upscale, mid-rise apartments at 1111 Post Oak Boulevard. The project, dubbed Alexan Post Oak, will house four floors of apartments above two floors of parking. Units will average 965 square feet and will feature 10-foot ceilings, granite kitchen countertops, stainless steel appliances and hardwoods in the living room, kitchen and dining room. Ok, I did not know that the final piece of empty land was being built on, that is amazing, tehy little area will be so dense now, I hope it has ground level retail what ever is in there, some outdoor cafe will do wonders, with that water wall there!

The Mercer is the one that looks like a stained urinal north of Richmond between Sage and Rice. The Mark is the one that look skeletal spine south of Richmond between Sage and McCue. The Mark II will go right behind Best Buy in the old Cavalia parking lot.

Both the Mark II and Mercer II are still planned. The Mark II has a pre-sale office location in the Mark I building and the Mercer I recently refenced the parking garage as if they are getting ready to make a mess. So i think those two are going to break ground this winter.

Westchester reverted back to SBISD while Stratford was getting reburbished as a temp highschool. I don't think HCC uses it anymore with the huge campus it built around the Builder Square/AMC 10 shopping on the NE corner of Beltway-8 and I-10 West.

They try to double dip, They will do rentals at the beginning while everything is brand new, then afer 3 to 5 years, you can bet they might sell them off for condos.

I think all the condo owners at the Oxford would object. Neiman Marcus is independant of the mall, (the mall actually built up to the NM building, which used to be free standing back in the day) It would have to be a deal between NM and Dillards, not Simon (the mall owners) and Dillards. Can you explain this more. Does it expand into Halbouty building across the street? They would need a liftstation for that deep of a garage with all the flood issues Houston has.. -

J. Crew will open today in part of the space left vacant since Lord & Taylor closed in January 2005. The 100,000 square feet that once housed the department store on the Westheimer side of the Galleria will now offer goods from specialty shops and three restaurants. The Galleria currently has 35 restaurants including upscale eateries in department stores and fast food options in the food court, Hascher said. But the property includes a hotel that draws convention visitors. Of the Galleria's 24 million shoppers annually, 28 percent arrive from outside Houston for shopping vacations. Of that group, 27 percent come from Mexico, Hascher said. The new restaurants will help keep these visitors at the mall for a meal as well as offer a place for corporate functions, she said. More. -

That would cause the land values to skyrocket within the boundary. It would be a blessing for those that already own land and a disaster for those trying to buy affordable housing.
