  1. As an East End resident and home owner my concern with this project is that priority for the development of the park atop the cap never happens or takes many years or decades to develop. If the park had been part of the proposed freeway project or already fully funded and more than just a “vision”, I would be way more supportive of the rerouting project as a whole. But for now I don't know if they are just throwing out beautiful, feel good renderings to soften the extremeness of the whole freeway retouting project or if their intentions are for this to come to fruition sooner rather than later. I just need more assurance that the freeway cap isn’t going to be an empty, ugly eyesore for years to come.
  2. Another boring box. While I wasn't “in love” with the previous rendering at least it was something different. This town’s architecture is obsessed with straight lines and boxes.
  3. Yawn...more eat/drink/food hall venues downtown?! Where is the retail?
  4. I believe it’s the best location for a W in Houston. This part of Downtown has more of a pedestrian friendly, open/outdoor vibrancy to offer than Uptown, which mainly centers around the very closed off Galleria.

  6. Uhh Sawyer Yards, while very nicely done, is small fries and very low density compared to this mammoth site. There’s no comparison whatsoever. It is essentially a renovated industrial building turned glorified urban shopping strip, which still falls in Lovett’s range of expertise. For me the original renderings didn’t leave much of a lasting impression so not “salty” about their removal.
  7. That “most of their employees live in the suburbs” line is such a generalization. Maybe most of their employees do live in the suburbs, yes, but suburbs can be 30, 40, 50 miles apart, on the other side of the city from each other. You can’t tell me when Exxon upped stakes and left Downtown for the The Woodlands that all of their then suburban employees were residing in The Woodlands? No! of course not. Some lived in Katy, others in Clear Lake, Pearland, Baytown or Sugar Land. Being Downtown or at least inside the Loop provides for a central location for ALL suburban employees ringing around the metro area. So yes, large HQ’s moving out to a far flung suburb is lame and inconvenient. Besides most large cities aren’t doing the suburban HQ campuses much anymore as they’ve become rather passé.
  8. I totally believe this, I believed it from the moment I read Lovett had bought the complex. Lovett doesn’t have the urban density know how or track record to deal with what should obviously be a dense urban project. The fact that they’ve dwadled on this project for years now, with squat to show, further proves to me that they are the wrong developer for this property. A company like Midway or a similar developer, who has the proven experience, would have been the right choice for this one of a kind property. Lovett’s only background is small urban strip centers, suburban strip centers, overpriced townhomes and sitting on undeveloped land for years. This project is simply too large and important for such an inexperienced developer IMO.
  9. I blame Lovett. IMO, they seem fairly inadequate and inexperienced in securing any big name national retail tenants for their projects, especially for any of their hoards of empty and derelict properties they own in the East End & EaDo. I shudder at the thought of their purchase of the former downtown post office complex. That project could have been so much more had a bigger, more experienced developer won the bid. It will likely remain empty for years or at the very most, be a very mediocre development in the end....a lot like this once promising project is heading toward.
  10. Nope it’s not just you. It’s dated and unattractive IMO. Is it bad that I’m ready for it to be bulldozed before it’s even built? They need to go back to the drawing board on the facade with this one.
  11. What do you expect from a guy whose family ran an organized crime ring in Galveston? The guy is a wannabe, mini cheeto. One already is obviously too much.
  12. Good! We don’t have 20-30 years to wait for the majority of uninformed/ignorant consumers to get on board with these plastic bans. I feel they need to be forced at this point especially for the sake of our planet, ocean and wildlife. They didn’t ask for our non biodegradable waste in their habitats. And shame on Texas for going backasswards on the city plastic bag bans. I live in Santa Fe, NM now where there is a plastic bag ban and it has been a very easy transition for us. The affordable and durable fabric reusable bags have worked out just fine when grocery shopping and are much stronger than the flimsy plastic bags. It’s truly a no brainer. I do concur that some plastic bags will still have purpose but not in the highly wasteful amounts that we are currently using.
  13. I’d rather see a park filled with statues of civil rights leaders, influencers & icons from all walks of life....Black, Indigenious, LGBT, Hispanic. Would be a lot more educational and fascinating than a statue of some old white guy from a long time ago.
  14. Houston really needs to try harder to diversify its list of Fortune 500 companies. Still way too many oil, gas, and energy related companies dominating the economy. Not healthy in the long term to put all your strength and reliance into one industry.
  15. It needs some sprucing up on the exterior. Looks a bit drabby IMO. I’m sure the inside units may be a different story all together and quite nice.
  16. Regardless of what’s built on this site it is going to create more traffic around it. It’s just inevitable in the big city and the East End is not immune to that. Whether it be a parking garage or a parking lot, either is going to create more traffic. The garage is larger than necessary because it will also likely facilitate whatever the rest of the future development will be on the site. What other development alternatives would Lovett have to choose from for this site that wouldn’t create traffic?? A low slung, tacky suburban style strip mall? No thanks! I for one personally want something dense and think this development is heading in the right direction so far.
  17. While sad, it was inevitable with the rising property values and the decreasing industrialization of the East End. It sits on a prime, corner property off the light rail line. Just hope a developer other than Lovett Commercial redevelops this property as Lovett has had a chokehold owning many of the big undeveloped properties here in the East End and really hasn’t done much but sit on them for over a decade plus. Only now is dirt finally moving at the old nearby Stewart & Stevenson site which Lovett owns. Hopefully whoever snatches the coffee plant property up, can preserve and renovate parts of the original building if at all possible. Sadly, no more smell of coffee outdoors. Living nearby the plant for 9 years now I’ve quite enjoyed the aroma unless it was being burnt.

  19. A crane arrived yesterday on the site. To the back, construction has started on what appears to be the parking garage. I noticed there was an HBJ article on this very project a couple weeks ago. It would be nice if a subscriber could post a few details from that article.
  20. Wow, so the old Coastal Banc/Hibernia Bank/Capital One Tower. I once worked here on the fourth floor during the Coastal Banc years. It’s always been a nice building, even before the more recent renovations. With all the standard overhead lighting and the large news sets, I’m guessing the studios will be on the first floor as it is the tallest from floor to ceiling?
  21. Long given up on this project. Even if major parts of it ever manage to come to fruition it will never be as cohesive as it was originally envisioned to be.
