  1. This is seriously a horrendous development for this area. Now most people are wrong in that there aren't other large structures right by it but it is certainly the tallest. The worst part about it is the cheap quality used all around. I watched them put up the fake brick. It looks okay from a distance but it is clearly fake when you walk up to it. I feel bad for Morrison and I hope my neighborhood down the road doesn't start getting crap like this too.

  2. To put into new perspective, $2 billion is the price for the Chicago Spire at 2,000 feet in a state where everything costs more (imports, labor, contract, land value, etc). That's an example of a project for one tower in this price range. $2 billion is also the price for Metropolis in LA (costs about the same as Chicago, cheaper import material and labor but more expensive land value), a project with multiple high density towers.

From the way I see it $2 billion will buy you a winner for DT, supertall or not.

Probably the best example we have here. If we truly have a $2 billion project, it could certainly make it the tallest in the United States. Unless it is a multiple block project of multiple buildings...

WTC is a special case at $3 billion especially because of security and not to mention it's been in the works for over a decade.

Either way, we're just tossing around ideas and won't know until something more comes out.

  3. They are clearing the lot between the Shell station and Webster. It is located catty-corner to the Central Bank building. Anyone know what is going in there? Don't have a picture but they had construction crew there today.

  4. Although Houston is still one of the "most affordable" places in the country, many property related items are about to go up thanks to the booming economy in Houston. I've already posted this article on my Facebook page and a lot of my renting friends are distressed about this news... what do ya'll think?

Houston was hit this week with the initial tab for all of its economic good times. The Harris County Appraisal District gave its forecast for rising property values, which various municipalities, school districts and the like will use as the benchmark for this year's property tax bills.

Homeowners should see their appraised values rise by about 16 percent, the HCAD said. Office building values should increase by about 18 percent and warehouses by 14 percent. But the biggest increase will be felt by apartment complex owners, who are expected to pass the 22 percent property tax increase onto renters.

  5. are we sure they arent just using the site as a staging area for construction of the Marriott? seems hard to believe that in todays day and age they are able to sneak in a project like this without any info being leaked.

    Perhaps.

Then again, we never got a rendering of the Savoy Hotel renovation until just a few weeks ago. I don't know.. we shall see in few weeks!

  6. Here's the article. Hopefully someone knows something and can share with us the information! The amount of cranes that will be up in this part of downtown by this time next year will be staggering.

Well that's exactly what I'm seeing then. I guess they found the mixed-use developer...?

Excerpt from the article ClutchCity posted:

Houston First COO of hotels Peter McStravick and John Harris tell us they want that site to go to a mixed-use developer and, in particular, get retail and residential uses. Peter says Houston First has a quick timeline for the site; they want it to be developed in conjunction with the hotel.

They closed off both properties on the same weekend so it appears to be a go.. whatever it is.

  7. It appears to me that Parcels E and E were both cleared at the same time.  However, the excavation for the Skyhouse seems to be occurring just in E, which already has chain-link fencing around it.  So, I found the coincident demolition a bit puzzling.  Not sure what is planned for "D".

You are correct. Parcel E and E were in fact cleared at the same time.

All kidding aside, you actually are right. Both D and E are cleared so that's what was throwing me off.

  8. I have been. There was an article that said they wanted that block on a similar construction schedule as the Marriott. It'll be interesting if any of the reporters ever write a story on what's going on though....

Interesting. Well they just blocked it off this past weekend as they did with the Marriott lot. I assumed it was only temporary so I didn't report it but even on the weekdays, it is still closed. They put in those large orange barrel cones on each of the driveways leading on to the lot and put chains attached to each of them with yellow ribbons on each chain. It looks like something is definitely going there soon. Surprised we haven't gotten word of it here at HAIF Headquarters.

  9. Edit: FOR CONTEXT, this started from the Marriott thread. So "lot just north" meaning lot just north of Marriott.

Are we expecting work on the lot just north of it? That lot has been closed for several days as well.
