  1. Sugar Land's city limits may be nudging south a bit in the not-too-distant future. About 960 acres in the ETJ south of Greatwood, east of Tara and west of Royal Lakes is set to be developed by Pulte Homes into a community of up to 2650 single-family homes and up to 200 independent senior living units. 60 acres would be used for office and retail space. Some form of parks and recreation would be included as well. City utilities for water & wastewater treatment will be extended to this development as will FD & EMS services. That overall development could be annexed into the city a year after the water, drainage and road infrastructure is completed. Based on the 2022 map of the Rosenberg City Limits & ETJ - this is now the easternmost boundary of the Rosenberg city limits and is almost as far southwest as Sugar Land's ETJ runs at the moment.
  2. Rosenberg appears to be a potential stop along a proposed Houston - San Antonio Passenger rail route from TXDOT, whose study earned federal grant money recently. Feds commit $2.5M to Texas rail developments, including service to San Antonio, bullet train (expressnews.com) "Creating a new daily intercity route along the Sunset Limited’s path for service between San Antonio and Houston that would include stops in Seguin, Flatonia and Rosenberg, sponsored by the Texas Department of Transportation."

Tannos developing 106-acre mixed-use district in Friendswood - Houston Business Journal (bizjournals.com) Tannos & Wolfrgramm Capital to develop 106 acres at FM 528 at Blackhawk Blvd. Blackhawk will be extended from 528 to connect w/ Bay Area Blvd. -54 acres will be a mix of office & retail with a boutique hotel brand and convention space. All of the commercial parcels of this side have been claimed. -52 acres will be parkland to be donated to the City of Friendswood for a space that will have 4 miles of trails and a fishing lake. -Construction expected to begin at the end of next year and wrap up three years later.

The company's local flagship dealership, at 6737 Southwest Freeway in west Houston, is expected to open in mid-December, according to a press release. An affiliate called H Greg Investment of California LLC acquired the property in July 2022, according to Harris Central Appraisal District records."

Rosenberg area picked as site of technical college (chron.com) "The new campus, which could break ground as early as June, would be located on 80 acres, north of Interstate 69 on FM 2218 at FM 359." The frontage, in reality, is along the Southwest Freeway (59/I-69) between (not on) FM 2218 & Louise Street. If it were ON 2218, it would be where Davis-Greenlawn Funeral Home & Cemetery are located. Sincerely don't know how FM 359 even ended up in that description as it's several miles from this intersection and not even in the same city.

  14. Agreed. Genuinely impressed this one seems to have come back from the dead - even though it seemed to have more momentum pre-covid. Should be decent height for that area. Marathon's tower next door isn't super tall, but it's around 340' from what I recall. This doesn't look too far off from that.
  15. Mmmmm... vaporware. Not Waterline. Waterline is chunky and unfortunate looking - much like myself - but at least it is vertical and still under construction. Also like me. Modern (behind Waterline) is also going up right now. The Ritz probably won't be coming out of the ground any time soon, if at all. The same developer (M2) tried to get both the Nashville and Austin towers built at the same time and it's not going well to say the least. The signs are already down at that site in the former - and it was further ahead in the development process than the Austin one.

  17. The brochure has been updated again, of course and it seems there's been some attempts to lease out the existing spaces and fill pad sites. For Phase I The previously mentioned "Pickleball" site appears to have been fleshed out to a "Pickleball/Restaurant" concept, again pointing to a user like Chicken N Pickle. The Sueba apartment complex (forever with the rendering of their Katy Boardwalk project) also remains. The Kelsey Seybold building may be going on this side as a "proposed medical" building. The SF description is about the same. Proposed new tenants for pad sites on this side include... -Feng Cha Teahouse -The Good Feet Store -Lids -Hand & Stone Massage Spa For the Phase II side... New proposed tenants include -Raising Cane's (where the IHOP currently is, and if I'm not mistaken - it's still open) -Texas Regional Bank -Dunkin (Returning to the map where the old Carl's Jr. once was) -A Montessori School along FM 2977 A Pad Site adjacent to the SpringHill Suites also appears to be under contract. We'll see who the user is soon enough, it seems.

  22. Yes, it has been since last September. Still wishing I had backed up a lot of the information from that database before CoStar took over. There were hundreds of older, unbuilt project profiles that existed only there, as well as numerous heights for buildings and other structures that were not listed elsewhere. I probably still have a good number of my notes from the field when I was doing in-person visits or making calls, and tons of microfilm copies of articles I used for research on the older buildings & projects... but like you inferred it would take time to get it all entered into one spot again. I would love to start a new database - preferably Houston / Houston-metro specific since that's where I could tell you the most complete & accurate data per project was represented on a consistent basis on that previous site. Don't have the first clue how to approach such a task though. Maybe someone else does?
