  1. Not so far... but I've had an additional kid and moved homes since then, so that's why I haven't had as much time to check tapes as in the past. Every so often, I get a few moments to digitize something though. Keep hope alive! Also of interest, an item tied to the Cole Theater is in the Parks Bond that will be voted on in November. https://agendalink.co.fort-bend.tx.us:8085/docs/2023/CCTS/20230802_3820/57637_Overall_Total_2023_Parks_Bond_Project_07.24.23.pdf Cole Theatre Assessment study, waterproof and decontaminate building. Also, provide preliminary design/schematic. Rosenberg $1,015,000.00

The company broke ground Tuesday on a four-story, 40,500-square-foot headquarters at 6932 Brisbane Court that will provide a creative environment for employees to expand the company’s products offerings. The company’s software is used for point of sale, tips management, payment processing, inventory management, customer engagement and more."
  4. https://www.bizjournals.com/austin/news/2023/10/12/austin-office-space-update.html "Three of the newest and biggest office towers on the skyline — Innovation Tower, the “sail tower” and Austin’s tallest high-rise, Sixth and Guadalupe — are still empty after being ready for finish-out for several months. Google, the internet leviathan, leased every square foot of office space in the 35-story tower that resembles a sailboat on the shore of Lady Bird Lake prior to the pandemic's disruption. Google representatives haven’t made clear when or even if they’ll still move in. If Google lets go of all or some of that space, the building will qualify as a multi-tenant office building and would rank No. 1 on our list, which is below this article. As of now, the new Indeed Tower is the largest multi-tenant office building in the region."
  5. https://www.bizjournals.com/austin/news/2023/10/12/austin-office-space-update.html "Farther north in downtown, at Sixth and Guadalupe, Facebook parent Meta continues to seek someone to sublease the space it has decided not to flesh out. It’s a huge spot — 589,000 square feet — and a Meta spokesperson said there have been no takers of any of it after shopping it around for more than 11 months. If Meta successfully offloads the space to multiple sublessees, it will also qualify for our multi-tenant office buildings list and would rank near the top."
  6. Austin actually has a new building with the same name. It was finished last year. Currently, it appears to be empty. "Innovation Tower, which is downtown but closer to the University of Texas and has a place on our multi-tenant buildings list below, is another shiny new tower with no one in it. Brokers said there's nothing to report yet on the tenant front, but they're trying."

Located at the corner of 2nd Street and Trinity, the site is situated on the eastern side of downtown Austin, directly opposite the Austin Convention Center. The site’s immediate vicinity is characterized by a vibrant mix of hospitality, multi-family housing, condominiums, and entertainment establishments, and presents a rare opportunity to develop in Austin’s wildly popular Downtown area. The property is available on a fee simple basis and can be sold as a full half block, a quarter block or a 2/3 of a block for added flexibility."

For an addition that would be "least intrusive" to the building, it would likely be at a part of the building, which is already bricked over, Carrera said. There could be a "subtle glass transition piece" between the original structure and the addition, she said. The modern lobby would be designed with elements that paid homage to the people who originally worked in the char house and the mostly Black people who worked to harvest the sugar used in the plant, Carrera said. The lobby would make use of the existing brick and concrete elements to highlight the building's industrial character, she said. The building could be completed by the end of 2025, Carrera said."

Sam Houston Parkway E., opened in 2002 and has been undergoing a transformation into a Hispanic-forward concept since April, debuting with a grand reopening at the start of Hispanic Heritage Month on Sept. 15. With a customer base that’s more than 50% Hispanic, Houston quickly rose to the top of the list when Kroger was looking at trying out the concept."

The retail center’s 12 1- to 2-acre pad sites should be delivered by the end of the year, NewQuest President Austin Alvis said, adding that all but two of the pads are already committed. Construction for the first multitenant building, totaling 15,000 square feet of retail space on the corner of Highway 249 and Boudreaux Road, should also start by the end of the year, Austin said. A 145,000-square-foot multitenant building row is in the design phase. Also planned are two multitenant buildings totaling 24,902 square feet."
  11. A couple of Spanish-language entries from KTMD KTMD: Ganatelo - 2002-2003-ish? I remember coming across this show during a weekend back around 2002 or 2003. Saturday afternoon when there was almost nothing else on, maybe 4 or 5 PM. It was hosted by the station's longtime personality Marcello Marini (probably better known to most of the area that isn't of a certain age or doesn't speaks Spanish from his family's empanada restaurants) who at that point was in charge of community affairs and he was joined by a female co-host. There was a prize wheel involved and I think viewers could call in and win money after answering a question or two. It also had a fairly catchy theme song from what I recall, but I've never seen anything about this show up online. I was really surprised it was (a) a show and (b) it had viewers!. Maybe that's the point? also KTMD: Carmen's Boutique Infomercial - 2007 Does anyone remember the Carmen's Secreto (at this point they had been renamed to simply "Carmen's Boutique") locations and billboards along the freeways from the late 90s or early 2000s? Then you may remember the lady who appeared in their media - Carmen Barone. She was the host of this amazing infomercial and it was a half-hour of incredible footage. I recall her speaking a mix of Spanglish and slightly broken english to try and "entice" the viewers to visit. She was dressed similarly to what you might remember from the billboards and dropping the word "sexy" a lot. It was super entertaining - not titillating - but really funny (intentionally or not) and I sincerely wish someone had recorded it. Only saw it once late on a Saturday or Sunday night. Carmen is still around, albeit with more clothing on, as a design consultant with Noel Furniture

The first two guests to stay checked in at 3:00 p.m. on September, 13 with the doors officially opening. They were welcomed by several people who had a hand in the building of this new facility."
  13. Interesting idea if it can be scaled up. Looking to build two generating stations in Dickinson & Angleton, with up to three to six more planned for the area in time. https://www.bizjournals.com/houston/inno/stories/inno-insights/2023/10/08/sky-h2o-water-generation-stations.html "Houston’s much-maligned humidity is actually a blessing for SkyH2O, according to von Welczeck. Since atmospheric water generation relies on drawing out water trapped in the air, locations that have an average of 70%-80% humidity, such as Houston, can result in water generation of 3,000 gallons per day. Von Welczeck said the company had received interest from investors based in locations with similar humidity, such as Saudi Arabia."
  14. Greentown Labs picks up another partner - interesting project worth it's own thread. https://www.bizjournals.com/houston/inno/stories/inno-insights/2023/10/08/sky-h2o-water-generation-stations.html "The humidity wasn’t the only draw for SkyH2O. The company also joined the Houston branch of climate tech incubator Greentown Labs, where it currently has an office location. “I think it might be the best of all these different types of incubators,” von Welczeck said. “If you go across the country, most incubating-type facilities are underfunded; they don’t really have true industrial players. In Greentown Labs, you have Chevron, Shell, Aramco all there."
  15. Leasing info was updated in September. Seems like they are reconfiguring the project to open up more pad sites for prospective tenants. For Phase I The farm supply store and it's storage lot have been axed. It's unfortunate since I saw that same brand was about to move into a space at the mall in Victoria on my last trip and was intrigued with how that would work in a larger, more developed shopping center. That space, locally, appears to have been replaced with a large lot close to the Cinemark that simply says "Pickleball". Not sure if they mean like a large court or a venue/restaurant like Chicken N' Pickle or something like that. There are more pad sites, like I mentioned including one that says "future restaurant" which leads me to believe they're close to signing someone to the space. For Phase II The ex-Carl's Jr. that seemed to be carrying the "Proposed Dunkin'" mark appears to be available once more. Maybe not that much of a surprise. The fast food vendors at those extreme corners haven't fared well for too long. This one may need to be demolished and rebuilt for another tenant for the space to work well IMO - like what happened to the old Arby's space across the Freeway. Also, the pad side adjacent to the SpringHill Suites along Reading Road is now showing "Under Contract" - so it sounds like there's more than a little interest in that space for once. Will see what comes of it... As an aside - I'm pretty sure like one of our fellow members has noted - other websites tend to view these threads but not give credit to HAIF or its users for finding the stuff. There's a Rosenberg-centric Facebook page that has done this repeatedly regarding developments in this center specifically over the years, and it's not uncommon to see posts pop up there regarding what I or others mention days later. As if it were just simply on the wind...

Through this program, Goodwill and Accenture will unlock new talent needed for the energy transition while diversifying clean energy’s workforce and putting job seekers on pathways to thriving careers. Four Goodwill Clean Tech Accelerator locations will launch next year in Atlanta, Houston, Nashville and Detroit. There are also plans to scale this program to 20 cities in the next seven years – thereby training an estimated 7,000 job seekers."

Elin is leasing the property at 220 Twinwood Parkway from Houston-based Welcome Group and will install new manufacturing equipment over the next 10 years at an estimated cost of $35 million, according to the Commissioners Court agenda item. The county’s tax abatement is on that investment, not the real estate. The 42-year-old company formed its U.S. subsidiary, Sirius PV USA, for the operation of the plant and plans to hire about 100 people in its first year of operation and 450 by the seventh year, according to the Waller County Economic Development Partnership. The plant will have the capacity to manufacture 2,000 megawatts annually, the company said."

Conference Center & Garage Plan from 2022 https://www.bizjournals.com/houston/news/2022/04/07/montgomery-county-conference-center-planned.html "East Montgomery County will get a new 200,000-square-foot conference and events center, the East Montgomery County Improvement District has announced. The $108 million center will be built in the Signorelli Co.-developed Valley Ranch Town Center’s entertainment district and include a 55,000-square-foot ballroom/exhibit hall and nearly 20,000 square feet of meeting space. The development is currently in the design phase, and the hope is to break ground by the end of this year and open in mid-2024. Orlando, Florida-based Helman Hurley Charvat Peacock/Architects Inc. is designing the structure." -Has there been any action on this project? Also saw this from yesterday... https://www.bizjournals.com/houston/news/2023/10/05/hope-media-group-headquarters-move-valley-ranch.html "The Signorelli Co., the developer behind the 1,400-acre master-planned community, said Hope Media's new headquarters will be in Valley Ranch Town Center. The 240-acre mixed-use district sits at the intersection of the Grand Parkway and Interstate 69 in the New Caney area. Hope Media's three-story, 50,000-square-foot global headquarters building will include space for the company's broadcast, podcast and video production studios. The building also will feature a café, a 200-seat auditorium, a lobby with historical memorabilia, and an area for volunteers and the company's prayer and care line. There will be an outdoor patio on the top floor. Construction is expected to begin before the end of the year, Signorelli said. San Francisco-headquartered Gensler is the architecture firm designing the facility, and Houston-based Tellepsen is the general contractor."

  22. Infrastructure work can begin. https://www.bizneworleans.com/river-district-developers-can-begin-infrastructure-work/ "On Sept. 27, the commissioners of the Ernest N. Morial New Orleans Exhibition Hall Authority (“the Authority”) approved a measure authorizing River District Neighborhood Investors, LLC (RDNI) to begin the infrastructure work necessary to build a new mixed-use development adjacent to the New Orleans Ernest N. Morial Convention Center."
  23. I mentioned the move of Shell from this location in the River District thread but it seems like another large tenant is leaving the building. Harvey Gulf is moving its offices to Metairie. This has caused some concern for future leasing within this building. https://www.fox8live.com/2023/09/16/real-estate-experts-call-move-2-big-businesses-devastating-blow-cbd/ "With two large businesses pulling out of the high rise, experts said there is a 40% vacancy at the Hancock Whitney Center. “It’s going to take a long time to absorb that, that big of a footprint,” Louisiana real estate analyst Arthur Sterbcow said. Sterbcow said he doesn’t foresee any large businesses of the same size moving into the region. “Anything’s possible. But we have not been really attractive. Unfortunately, our tax laws are not as competitive,” Sterbcow said. Sterbcow said the departures will impact property value for surrounding landlords. He expects some retail rates and rental rates in the region to stabilize or come down a bit."
  24. https://riverdistrictnola.com/ Earlier renderings Current site plan Shell is moving from its longtime landmark tower, Hancock Whitney Center (One Shell Square), to this location in 2025. https://www.nola.com/news/business/shell-relocating-to-new-orleans-river-district/article_3702619e-5284-11ee-aebf-a3ae82f73371.html "When the mid-rise building is completed in early 2025, Shell’s 800 local employees will relocate there from the Hancock Whitney Center, the skyscraper that has housed Shell’s local operations since 1972 and until recently was known as One Shell Square. Though much of New Orleans' energy industry has decamped for Houston over the years, Shell, which has its North American headquarters there, has kept a sizeable presence in the Crescent City. Agreeing to a 12-year lease in a building constructed to its specifications should quiet worries about losing another major employer, and may help economic development officials as they try to lure other companies to the metro area."
