  1. The home owners better watch out. The Kelo decision from the supreme court would allow the developer the right to go the city to have them condemn the land and sell it to the developer to produce a higher tax based development. So much for property rights. Anyway. The land in the area is too close to downtown and not protected by civic organiations, HOA's, and prevailing lot sizes to be left untouched by new development. I'm happy the area is developing more density. I'm happy to also here that this project is being built.
  2. It's simple that the drivers of the cars are not paying attention. So many cities around this country and world have a light rail in the same form as us. They don't have the accidents like we do. Hell, Berlin even has a LRT that passes right through a pedestrian square with nothing to separate it from the people. They don't seem to have a problem either with the train running over people.

  4. I quite agree. Also, you can just into what you may considered the most conservative neighborhoods and find people leadin lifestyle out of the norm. There are loads of gay people in suburbs raising children and going about their daily lives.
  5. We also have a satelite branch of Tulane also. Dallas nor Houston has a large university of sports fame as other cities, but we do have a our share of institutions of higher learning. When I think of Dallas or Houston, I don't see a university. When I think of Baton Rouge, I think of LSU.
  6. The city is far from demolished. The critical parts (downtown, tourist areas, and port) are fine. City services are being restored. I expect to see to boom of in the downtown and warehouse distric areas.
  7. Teachers will tell you a strict dress code can do wonders for behavior problems. It prevents the display of gang colors to start a riot. It also keeps all students whether poor or rich on the same level in the facilities. going to Catholic school for 13 years was nice. Especially when you are a teeanger. You don't have to think about what are you going to where. Just put on the uniform. My parent and I also saved a lot money from not having to buy all kinds of clothes.
  8. yeah, parking garages are good sign when you want an urban establishment. It means building up is not a problem. It's a much better use of the land.
  9. But when change also is a gain for new residents and an increase tax base for the city, it is quite good. It a historic house is beyond repair, i have know problem with it going. Not everything historic is worth saving.
  10. It seems to be another masterplan. I could see Broadway getting a makeover, but a large part of the visuals is the old apartment complexes. The street isn't that bad and the canopy from the trees is quite nice.
  11. I hope so. That area could make Westchase into a cool urban center. There are already some large hotels and buildings there, but there's room for more to fill in.
  12. I think our freeways are quite beautiful. I don't live it those strips center and under the billboards. So they don't really bother me. The strip centers acts as a buffer for subdivision from the freeway noise. I also don't see the sense in complaining about something that can't be changed within the city.
  13. Yeah, and the light rail line and BRT extension will make that area prime for residential. I think the north of downtown area (not using NoDo) will be creat urban creation. They have the potential to have a little more density than the heights since they don't have prevailing lot sizes.

  16. Uptown to me represents a proper TIRZ. They used the money for lots of projects besides beautification projects. They are in planning phases of widening San Felipe from the loop to sage rd. The TIRZ is upgrading the water lines in the area because of increased demain. TIRZ can only primarily be used to upgrade infrastructure to allow development to move forward or to encourage development. They also can be used for tax abatements for projects that will increase the tax base such at the Houston Pavilons project. I agree some are mismanaged (ie Midtown).
  17. Only single and double occupant vehicles will pay. Triple occupant, vanpools, and buses will be free. Of course you'll have to pay to use the vanpool and buses. Check: Katy Freeway website. That have a whole section on how the system will work.
  18. Please check your facts. You are completely wrong on much of your post. There will will be 4 lanes each way on I-10 with short stretcthes of 5 in each way. The hot lanes will be 2 in each way. The feeders will be three in each way with occasional merge and turn lanes. Let's see: Feeders 6, Mainlanes 8, HOT lanes 4 Thats a total of 18 lanes and 20 in some areas. The realization that this many lanes are being built is also why the cost per mile number people keep ranting about is not really that bad.
  19. That won't happend until the multimodal station on the north side of downtown is built. It's still several years from project event getting off the ground.
  20. LRT is primarily for Urban use. It doesn't need to go fast. The purpose is to move a higher volume of people than cars. Plastic, you are thinking of commuter rail with long range travel in the Metro. Elevated rail defeats the purpost of LRT. Sure, portions of it can be elevated for certain reasons, but mostly it should be at grade.
  21. yeah, I've seen 4 in Brazoria County alone, but they all have a county road number also. Who know which one he was talking about.
  22. Galveston for Mardi Gras? They charge. Several towns back in Lousiana charge for festivals. The only large festivals I know don't charge admission if Mardi Gras is Louisiana. And this is why it's known as the greatest free show.
