it was on and off busy when it was the ice cream shop, then jam packed when they added the unicorn them for awhile on saturdays and sundays especially....but then it became only mildly busy on the weekends. the rolled ice cream was good but the cookies and cake were horrible and overpriced in my opinion. and yes unfortunately i am an expert on sweets haha! 🥴

(honestly that area needed something like this just not this place... something more cool and not trendy for montrose )

milk + sugar has the best ice cream in Montrose and Houston.

wait a minute!? so that means that horrible unicorn dessert place closed!? wow! awesome....

Whoever told them that was a good business plan for Montrose is an idiot. I’d expect to see something like that at DisneyWorld or Times Square.

Take a closer look at the property next time you drive by real slow and also...let's just say it has a very storied past/history 🙈

also from what i know the building hasn't had a/c for years and sometimes i wonder if it even has electricity anymore.

Tell us more about its storied past.

HECK yes back in the day i would regularly drive in from The Woodlands just to get some obscure VHS or DVD that i was hoping to find...and always would have success here! Loved this store and it was so fun to go to (and then head to all the fun record/cd shops in little houses on westheimer and then head to Record Rack to hang out for half the day with Bruce, Chris and Greg! fun times!

I vaguely remember there being a Hollywood Video somewhere in the Montrose area. Does anyone remember where?

Question/Theory: With this new location coming, what happens to the San Felipe/610 location? Does it remain to serve the Galleria area as is... or does it become so valuable with the multiple high rises on one side of it and River Oaks District to the South, that it gets snatched up for more future development? At the very least I could see the large surface lot trading up for a multistory parking garage. Look at it on the map, that parking lot is the same size as the Arabella and Sky House combined.

I was about to reply that I don’t think Target actually owns that lot, but when I looked up 4323 San Felipe on HCAD’s website....they do! The owner’s registered address is a PO Box in Minneapolis, where Target is headquartered, so I’m putting two and two together.

    good question...

Montrose was definitely considered seedy... So was the Heights. Both of which are on their way to be very 'high end'.

While you’re certainly right that the land value of Montrose has skyrocketed in the last decade+, Montrose still has a ways to go before it’s considered “high end” from a visual perspective. Sure it’s on its way to getting there with Hanover, La Colombe d’Or, and Montrose Collective, but the two flagship Montrose intersections of Westheimer & Montrose and Westheimer & Dunlavy are far from impressive to the eye. At least as of now.

I live in Montrose so I start there and depending on my whims head either south and east or north and west, don't really plan anything, it's just where I feel like riding that day.

Edit: I ride my bicycle to about 95% of my pics. If I see something of interest when I'm driving I will stop and take some pictures.

I think I saw you taking pictures of the old house on Portland before it got knocked down LOL

Or it was someone else taking pictures...

Good point. The area around The Ion, though, seems more extreme. It was literally one of, if not THE MOST, unattractive corners of the city up until last year. It was essentially Houston’s very own version of E. Hastings Street (Vancouver) or Hamsterdam (The Wire reference).

  9. With this development turning a dilapidated area into what many hope it will become, are there other examples in Houston where something similar happened? For example, was Rice Village or Highland Village ever considered a seedy part of town? We’ve seen the inverse before (Sharpstown in the 80s), but I can’t think of any other revitalization examples.

They absolutely need a grocer here. We need Aldi's or Trader Joe's to be incorporated into these developments. Why aren't urban Aldi's a thing?

Given where land values are going with this development, you’re far more likely to see a Central Market here than an Aldi’s.

What sucks is that row of food places and such just across the bridge just needs to hold on another year and then they'll have new people moving in here, the Allen Harrison place deeper in the museum area, and then the tower that will be opening just down the road. I know it will be hard though.

Grand Prize will be busier than ever with this development, there goes our favorite hole in the wall.

Did the opening of The Carter have a significant effect on Grand Prize’s business?

This isn't true, though. Look for D&Q (Houston's best beer shop), Ono Poke (Houston's best poke), Foelber Pottery (a goddamn institution), Chapultepec, BCN, etc. Appearances are deceiving. This is the Houston I love quite frankly. The Houston that's a little less obvious (and, sure, slightly unkempt) but rewarding.

True. I feel like there’s so much more potential there though.
