    pretty much all of Houston that was built prior to the early/mid 60s is a full on street grid, and depending on how spicy developers get, they can very easily morph into urban areas. 

     

    a lot of what is making midtown what it is is because of the light rail, it's not a stretch to assume that the other light rail corridors will be well along the similar path towards urban areas within 15 or so years, Harrisburg will probably lead this charge, as you mention, EaDo is already moving down that path.


    what’s the odd area between midtown and the museum district? I’m trying to picture it.

  2. Heck, there’s a Swamplot article about it and it’s still not anywhere close to being done. Why would a tailoring business invest so much money into a building? Is there more than meets the eye here? Do we have a Walter White situation?

  3. They have really started to clean this area up. No homeless congregating around the PPS agency. I know the tents are gone from the 59 south ramp on Montrose side, but how about from the 59 north offramp just west of the Shipley Donuts?

    generally the highest and best land value for a 5k sq ft lot would be 3 townhomes or a single family residence.

    I saw a sign for another medical Emergency Room coming to that spot between Smoothie King and Snooze.

    it was on and off busy when it was the ice cream shop, then jam packed when they added the unicorn them for awhile on saturdays and sundays especially....but then it became only mildly busy on the weekends. the rolled ice cream was good but the cookies and cake were horrible and overpriced in my opinion. and yes unfortunately i am an expert on sweets haha! 🥴

    (honestly that area needed something like this just not this place... something more cool and not trendy for montrose )

     


    milk + sugar has the best ice cream in Montrose and Houston.
