    Also, check that rendering, museum district has to be nearing some heightened (for Houston) amount of density, right? You'd think at some point it would start to attract some kind of retail or something. 

     

    My guess is the next spot in this pocket to densify is the vacant 35,000 square ft lot just across the highway at 4503 Montrose.

    Since the office building plan for that lot never panned out about 7 years ago, my guess it will be residential with GFR.

    I don’t necessarily think it’ll be another Kroger (or grocery store) on the ground floor. Wouldn’t surprise me if it were a gym chain though. Other than Timberline (which is quite small) further south near the spur, there really isn’t another large gym closer than the 24 Hour Fitness in Midtown or that LA Fitness on Yale.

    I think another Equinox gym would make perfect sense in this spot. Their River Oaks District location is quite a hike from a Montrose, especially during rush hour. They could draw a solid customer base willing to pay $180/month from not only Montrose, but the Heights, Rice Military, Museum District, and Boulevard Oaks as well.

    I think they will. They should turn it into a temporary outdoor movie theater while they figure out next steps! BYONoiseCancellingAirpods.

    Parking issues and more people cutting through the neighborhood from Montrose to get to the development come to mind. Also, depending on how the garage is situated, which directions balconies face, etc., there could be a moderate increase in noise.

    Don't get me wrong, I support this project and ones like it, I’m just being devil’s advocate here.

    What effect will it have on nearby property values?

    This 8-10 block enclave south of Richmond is a fairly quiet area that is home to a really eclectic mix of old single family homes, new townhomes, and a few smaller 10-20 unit apartments. I used to work on the eastern side of Montrose just north of the bridge over 59, and would walk back through this area whenever I needed to step away from stressful lawyering stuff. It was pretty quiet and peaceful, with the only sound being the faint drone of cars going by on the recessed portion of 59. 

    I cannot imagine the area would be too keen on a 15 story residential building going in. 

    Looks like someone just posted it to Nextdoor less than an hour ago. No discussion yet. 

    There’s a lively conversation (100+ posts) going on about this on Reddit, though.

    What type of impact will this sort of development have on the Montrose homes south of Richmond?

    Or how about 368 Fairview? It’s a beautiful building (albeit very dilapidated), but I could totally see a HPB in there. That way they can stay in the neighborhood (Montrose) as well.

    2. Used book stores generally cannot afford rent in newly constructed/renovated buildings. They like older shopping centers.

    The problem is Half Price Books wants to pay Half Price Rent. Not going to work.

  9. Does anyone know what this will be? I did some digging by looking at recent permits issued at this property, and the owner appears to be Eden Assets (even though per HCAD, the owners since 2016 appears to be the Menil Foundation).

    I then looked up Eden Assets and it appears to be related to the folks that run Goodnight Hospitality (Rosie Cannonball, Montrose Cheese & Wine, Goodnight Charlie’s, etc.).
