Today’s Planning Commission meeting is obviously cancelled due to weather, but can anyone help me understand how the meeting cancellation impacts this proposed project?
QuoteSee the following actions taken for the February 18 agenda:
Item I and II: Deferred until next meeting of March 4th.
Items III a, b, c, d, e, f (except items that have been deferred twice): Deferred until March 4th. Items that have been deferred twice will be deemed approved or disapproved, based on the CPC 101 conditions.
Items III g, h and i: Deemed Approved.
Item IV Establishing New Public Hearings: Not established for the projected date of March 18, but will likely be established at the March 4 meeting for April 1.

To be fair, building the Big Tex storage in the heights is a more objectionable situation than this is. Firstly, it took out a contributing historic building, secondly it ruins a streetscape.
This is a lot next to a freeway. It was always going to be limited. I'll just say that I hope the developer uses tasteful architectural details like making it brick or something so it's kind of invisible, instead putting up aqua stucco with a massive LED sign that says "MEGA STORAGE 713-TOO-MUCH CRAP" on the side.
The brick building at 4503 Montrose is also historic — built in 1920. Former African Art Center space.
This lot needs an art gallery or something. Not a storage facility.

There isn't one. As long as the developer meets City of Houston requirements and follows the permitting process correctly, it will get built. That's the way Houston works.
But they’re requesting a variance to build, so it technically doesn’t meet the requirements unless they get an exception. The variance request meeting is scheduled for this Thursday.
I plan on joining the call, but am wondering what type of input from nearby property owners actually has an effect on these types of things.

Uh oh. And they’re asking for a variance? Montrose folks won’t be very happy - might fight this one a bit.
What’s the best way for nearby property owners to fight this?

My guess is Urb’s post was made in jest, since it was a reply to my post where I quoted something he posted 6 years ago. Don’t leave us hanging Urb ! 🤮

It’s going to be a...ughhh..6-story storage facility. 😵
Is this confirmed? That would be horrible.

I prefer the project to be canned and to wait a few more years with the possibility of having something with a more interesting design and better interaction with the neighborhood to go up.
Crossing my fingers that you’re right! 6 years later...

In all likelihood, a developer has this under contract and the purchase is probably subject to getting the variance (probably some additional conditions as well)
I own in this pocket, so it’ll be exciting to see if it’ll be commercial residential or commercial office. Would love to see it be something that’ll benefit the neighborhood.

Correct - I believe current setbacks require them to build 25' from the property line along 59.
Gotcha. The lot is still listed for sale on the MLS for $5.3m, so it sounds like the current owner is looking to get the variance request in order to make the lot more attractive to developers.

That setback is a killer and impacts no one. Hopefully, neighborhood doesn’t fight it.
So does there request basically mean they want to build closer to the highway than is allowed?

I'll guess it is the Christian Science churchthat was sold a block or two from here.
I saw you commented on the thread, but I'll link it here for others:
You’re right, forgot about that one.

For real. The two/three tone stone looks great from the highway, and those balconies look nice from the street. I had low expectations, for some reason, but this looks like a good addition.
Also, check that rendering, museum district has to be nearing some heightened (for Houston) amount of density, right? You'd think at some point it would start to attract some kind of retail or something.
My guess is the next spot in this pocket to densify is the vacant 35,000 square ft lot just across the highway at 4503 Montrose.
Since the office building plan for that lot never panned out about 7 years ago, my guess it will be residential with GFR.

I remember
I remember seeing plans to build an Equinox at the new Allen development on the bayou. I wonder if Equinox could sustain both with such proximity
I vaguely remember reading something about that too, but couldn’t find anything. Do you have a link?

Why would Kroger lease out in the same location if one of the reasons they closed was because of profit? Maybe newer store brings more folks in?
I don’t necessarily think it’ll be another Kroger (or grocery store) on the ground floor. Wouldn’t surprise me if it were a gym chain though. Other than Timberline (which is quite small) further south near the spur, there really isn’t another large gym closer than the 24 Hour Fitness in Midtown or that LA Fitness on Yale.
I think another Equinox gym would make perfect sense in this spot. Their River Oaks District location is quite a hike from a Montrose, especially during rush hour. They could draw a solid customer base willing to pay $180/month from not only Montrose, but the Heights, Rice Military, Museum District, and Boulevard Oaks as well.

Looks like they only have one project in their portfolio that is actually in an urban area (Dallas), and surprise surprise...it’s multi family with a Kroger on the ground floor.

dang the new clinic looks to be finished (across the street) and ready to relocate from this plaza!
i would say by weeks end this plaza will be empty...do you think they will knock down this plaza almost immediately once empty like they did Jack In The Box?
I think they will. They should turn it into a temporary outdoor movie theater while they figure out next steps! BYONoiseCancellingAirpods.
