    I don't know. I wrote the above so others on the board would know the listing was created in April and updated this month. No one posted a link to the sale listing, only that it was on the market again.

    I like to include those kind of details to provide more background, info, or anything else  posters may find to be useful. It is also useful, I find, when looking back through past posts to get a better timeline of happenings with a property or development.

     

    Makes sense. I wonder if this lot is truly large enough for a mid rise? Clear Channel seems to own the lot just east of this one on Woodrow (currently a billboard there). I suppose if you combine the two, it would be large enough for something.

    Will there be a new exit on the southbound portion of IH-69 after the rebuild if Fannin is no longer there? Or will the next available exit be all the way at Shepherd?

    Shhhh, its like the best kept secret of that area. I go up there 8pm-ish and theres barely that many people, while theres still a bunch of people milling around and looking at the statutes below. 

     

    But that will be a fantastic place to see it. It looked like they had a decent part of the portion facing montrose up already, might try to snap a pic today or tomorrow.

     

    Being up there is one of my favorite places in the city to relax. My house is only a 10-minute walk from there and I bought the house in Montrose two years ago when Glassell was still under construction, so this public space has been a particularly great amenity for me - wasn’t even a selling point when we bought!

    If they build a Hard Rock Hotel this close to the Galleria then the likely next step is that Planet Hollywood Restaurant would reopen inside the Galleria (*not affiliated with Hard Rock but they would just want a piece of the pie in Uptown...) and that means i would get to have their Cap'n Crunch Chicken Crunch Tenders whenever i wanted!!!!!!!!!!!!!!!!!!!!!!!!!!!     I literally look at this area all the time when I'm flying around google maps, or on the ground doing hikes/ taking pictures...and I see a mega gold mine.

     

    Same here. That’s why I bought a house in the area just north of the 59/Montrose bridge :)

     

    I see this area developing quite a bit over the coming years. Heck, the new Glassell School/ Cloud Gate is a 10-minute walk from my house and neither were there when I bought my house two years ago.

You just feel that there is momentum in places like Downtown, Midtown, UK / Greenway, The Heights, and Post Oak just outside the Loop, but this area has been really static.     I also have no idea why, but maybe it has something to do with the long-standing NIMBY sentiment from the nearby Ashby high rise fiasco. I know that’s a bit west of the Museum District, but maybe it scared developers enough?

    This. My wife and I actually swung by there on Saturday. We were sitting on the patio, right next to the metal fence, when a homeless man on a bicycle yelled an expletive as he threw a full beer can towards the fence. It landed two feet from my wife, luckily on the the street-facing side of the fence.

    There is another parking garage for the purpose of providing parking for businesses under consideration for lower Westheimer.

     

    Building a parking garage, eh? That might explain why 4316 Jack St and 4320 Jack St are listed for sale at $999,999 each...

  12. Here’s the marketing material from Cushman & Wakefield for this lot. Given that the two rumored mid-rise office projects never took off on this lot over the past decade, coupled with the new Broadstone Museum District condos going up right across the bridge, I’m will to bet this gets developed into a similar luxury condo mid-rise/high rise.

     

    It’ll be very well positioned to the new Ion tech center as well, 

     

    Thoughts?

The upscale townhouses across the street haven't been selling well, but another lot next to them has seen recent demo (last picture above) that the school would not want (although the Pres. Church might as itis adjacent to their "Operation ID" building. ) Today,  it appeared that crews were out on Portland to cut of the electricity  to the newly fenced apartments.... soon to be demoed?  Note, the fencing style is the same as in the last pic above.

     

    I wonder why they're not selling well. That little pocket is very charming IMO.

    But I think you would need to temper that skepticism with this thought: Rice and its endowment wouldn't pour 100 million down the drain. They are jumping at the chance to be the first ones to really take control of Houston's tech scene. If you go to their campus, and just walk around, you realize they sit right next to parts of TMC, which I know allowed my friends, who were rice students, direct access to these medical institutions/research facilities for opportunities like summer jobs/internships, and potentially employment/residency after they graduated from Rice. Rice is now seemingly doing the same thing with Houston's tech scene. They get to control the two blocks around the burgeoning tech scene at their ion? Imagine the opportunities for their students. Its a calculated risk.

     

    At worst, it becomes a glorified WeWorks for Tech companies. Which is still waaaaay better than anything else Houston has right now.

     

    The writer of that article, as Luminare points out, thinks this should be in Montrose or Uptown. She believes the "build it and they will come" mantra is invalid because that area of Midtown is not dense enough. The writer, and the people interviewed keep pointing out that the Ion is next to a jack in the box, in an attempt to say that there aren't viable dining options or a gym or bars around it. Yes, there is a jack in the box. But two blocks down there will be a Whole Foods (coming Q1 2020!). And one train stop down you have: 5 bars, a great sushi place with a conveyor belt (4+ stars on yelp!), an actually pretty traditional chinese restuarant, and a vietnamese restaurant. Then if you walk a block or two past that the vietnamese place you hit 24 hour fitness, and that whole block of places like Jinya Ramen, and Piola Pizza. The Ion has the things the writer believes should be around it, but she fails to give Midtown, and the Ion, a chance. I hope Pt. II of that article is the argument for it succeeding!

     

     

    Don't forget that Montrose is only a short walk away. For example, the area near Ono Poke, the new Lotti Dotti bar (formerly known as Brooklyn Athletic Club), and the Timberline Fitness under construction on Jack St & Richmond are all only a short 5-10 minute walk from The Ion (AND they're in Montrose).
