Can anyone confirm if the fitness center be an Equinox gym? “The pavilion is scheduled to open later this year, and DC Partners has already lined up a company to operate its fitness center, as well as a company to run the rooftop bar. Neither company could be named at this stage. But the bar will be operated by a “new-to-Houston company,” while the fitness center will be “run by the best fitness company in the city,” Contreras said. Both of those tenants are waiting on permits to begin the buildout of their respective spaces. “There is a lot of momentum for the fitness center to open before the end of the year," Contreras said.”

  4. Wouldn’t be surprised if this pocket of Montrose south of Richmond becomes Houston’s version of Rainey Street in Austin at some point in the future.
  5. Based on what else is in the neighborhood, my guess it’ll be razed and turned into a quiet 15+ story luxury apartment/condo building with no GFR. Is there a Hanover Museum District yet?
  6. Why does the retail space across the highway have a hard time keeping tenants? Isn’t the location just as good?

  9. In the above graphic, do you think “Office” means the Big-Tex Storage admin office? Or do you think it’ll be leasable office space?
  10. My guess is it’ll come down because presumably the new landowners (Big-Tex Storage) have no reason to lease it out. Now if only the Clear Channel-owned billboard further east of Woodrow came down...
  11. To be fair, there are still a lot of homeless scattered around. I have no idea how Stuff’d Wings plans on running a successful business out of the old Shipley Donuts when there’s a homeless encampment right outside their front door along the 59 off-ramp.

  13. Will those two billboards ever go away? The one in the back is facing 59 northbound and the one in the front is facing Montrose Blvd southbound.
  14. That lease can’t be cheap. If a wine shop and French restaurant can’t afford it, I don’t know how an Asian bakery will.
  15. Is including an underground water retention system something that happens for all new construction?
  16. What do you all think the useful life of these storage facilities will be that are located in in-demand inner loop neighborhoods such as the Heights and Montrose? I imagine the construction cost is high enough that the landowner will want to keep it for a while, but low enough that they’d demolish again if something better presents itself for the space.
  17. What kind of crowd does that Slick Willie’s attract? It almost doesn’t seem “hip” enough to be in that location.
