I biked down there today and there is definitely some crane action going on. It’s further down from the Alliance development. Looks to be the church property. What could the crane be for though if the church hasn’t even been demo’d yet?

The brick building at 4503 Montrose is also historic — built in 1920. Former African Art Center space. This lot needs an art gallery or something. Not a storage facility.

But they’re requesting a variance to build, so it technically doesn’t meet the requirements unless they get an exception. The variance request meeting is scheduled for this Thursday. I plan on joining the call, but am wondering what type of input from nearby property owners actually has an effect on these types of things.

Gotcha. The lot is still listed for sale on the MLS for $5.3m, so it sounds like the current owner is looking to get the variance request in order to make the lot more attractive to developers.

My guess is the next spot in this pocket to densify is the vacant 35,000 square ft lot just across the highway at 4503 Montrose. Since the office building plan for that lot never panned out about 7 years ago, my guess it will be residential with GFR.

I don’t necessarily think it’ll be another Kroger (or grocery store) on the ground floor. Wouldn’t surprise me if it were a gym chain though. Other than Timberline (which is quite small) further south near the spur, there really isn’t another large gym closer than the 24 Hour Fitness in Midtown or that LA Fitness on Yale. I think another Equinox gym would make perfect sense in this spot. Their River Oaks District location is quite a hike from a Montrose, especially during rush hour. They could draw a solid customer base willing to pay $180/month from not only Montrose, but the Heights, Rice Military, Museum District, and Boulevard Oaks as well.- 322 replies
