I just walked through there this morning and noticed the same thing. Do you go through those paths on your bike? A portion of the path is unpaved through there, and it gets a bit rough.

Maybe we can change the name of this thread to the Esplanade on Navigation? Aside from a few small murals, none of these recent developments are really “art” related (except for the 8-bit Pancho Claus I spotted on the St. Charles end, near Merida). -

Let me get this straight... we lost two beautiful Art Deco homes that, while in need of work, oozed personality, for a generic, four story apartment called... *checks notes*... The Nest? I love Houston, but the lack of any serious conservation efforts here to save buildings like the unique, historic homes that stood on this lot before makes me sad.- 76 replies

Curious that On Time Electric is still listed as the current occupant of 3012 Canal (and on Google Maps too). They moved over to a building at Adams and Sherman maybe a year and a half ago. The building on Canal has been empty since.

The name on the second notice lists “EADO Canal Development” so it sounds like some sort of new development is expected. If Pruitt was behind it, I don’t think it would be listed in that manner (and since they have been in the East End since the beginning of time, they certainly wouldn’t call this “EaDo” for a number of reasons—first being that this isn’t anywhere near EaDo).

Yes, because let’s have more people driving to, parking at, and driving from a bar than an arcade room. In what world does that make sense? The minimum parking requirements in this city cannot go away soon enough. (Even assuming part of that calculation is the extra space that arcade machines take up, it is still absurd for that kind of disparity.)

Noticed some variance request signs on the N Ennis side of the Pruitt Co. shop, for reduced parking minimum requirements and reduced setback on Canal. I had no idea that Pruitt Co. was possibly moving (they mostly perform heavy commercial vehicle service and maintenance, including fire trucks and other City vehicles). I live a block away, so I’ll be watching this closely.

Maybe I’m confused by the way you worded it, but this property does not fall within the existing or proposed (recently adopted?) MBP area in that map. This property is east of the Houston Belt and Terminal Railway, which puts it outside of the zone. If it is outside of the MBP, then the typical archaic parking minimums required by the City of Houston apply, correct? -

I think everything southwest of that intersection is owned by the University of St. Thomas, so I’m not sure that address is exactly right. I would think it would be closer to 59, given the name. Of course, the website is absolutely zero help (as you mentioned).- 39 replies

Office Building - 3202 Commerce St.

This project looks to have been held up a bit due to all of the rain we have experienced over the last several weeks. They are finally starting to make some progress. Based on locations of framing and plumbing going in, it looks as though the building will front Commerce, which is probably ideal. As an added bonus, they look to be retaining the two mature trees at the corner of Commerce and Velasco.- 30 replies

I walk by this site often. I’m fairly certain that the sign fronting Commerce mentions InTown as well. I think the fence is just a practical result of the layout of the two sections. The section fronting Canal is organized along a single “L” drive due to the corner lots which aren’t part of the development, whereas the part along Commerce has a series of lateral drives perpendicular to a main drive. Homes on both sides back up to the fence. I thought it was initially divided by phases, but they’ve built homes on both sides of the fence—and many lots on both sides have not broken ground.

So this is another new place going in at this strip center which is definitely in the path of the I-45 reroute. Leads me to believe that the owners of this land know something about the project that perhaps hasn’t been made public. Maybe the federal Title VI investigation has some momentum to it and the efforts to undermine the project have a chance of succeeding.

I really want to see this renovated in the near future. Would make for a cool bar or restaurant. It’s right near the top of my list in terms of buildings in that immediate area I’d like to see rehabilitated, along with the old Saragusa grocery store over on Canal near St. Charles.- 213 replies
