  1. The proposed Levan Real Estate Reserve 2 subdivision plat is for a portion of the speculated development from Oxberry Group and The Kirby Group. Below are posts pertaining to plans if the plat receives approval:
  2. Thanks for sharing the Levan Real Estate Reserve 2 plat, @wilcal. The plat is for 3101 Louisiana St, 3010 Milam St, and 3000 Milam St. Map with the aforementioned parcels outlined:
  3. A mechanical permit was purchased yesterday for 3750 Westheimer Rd. Details from the permits: Use: New 5,380 sf restaurant lease space buildout 1-8-1-A2-B 15IBC SP/FA FCC Group: Non-residential alteration Fielding's is leasing a unit at Novel River Oaks (2511 Willowick Rd.) It's a restaurant from Fielding's Culinary Group based in The Woodlands.
  4. Are there been any updates on this property? Doves' previous Instagram account is no longer available. I noticed the restaurant created a new Instagram account sometime this month. I'm thinking the restaurant may not be moving forward at 5524 Richmond Ave.
  5. Chron.com published an article on the news of Prego's impending closure. The article doesn't provide further details beyond the statement released by Prego. A longtime fixture in Rice Village, Prego will close at the end of May. The restaurant is located at 2520 Amherst. https://www.chron.com/food/article/houston-rice-prego-restaurant-closes-19418169.php
  6. Instead of relocating, Prego is closing for good. The longtime Italian restaurant announced it will close at the end of May. Prego announced its impending closure on its social media platforms today. The restaurant is located at 2520 Amherst St. Last fall, Prego announced it would relocate within Rice Village to 5515 Kelvin Dr, Ste 130.
  7. True, but it's possible Melrose could be different. I'm still unsure what Melrose will be. It could be a bar, lounge, nightclub, or restaurant. I think Sundown Entertainment is partnering with one or both owners of Clarkwood for this forthcoming establishment. Perhaps this will have a similar vibe to Clarkwood, the wine and cocktail bar at 3201 Allen Pkwy, Suite 190. I noticed both Clarkwood proprietors are following Melrose on Instagram, so that's why I'm making the partnership assumption. Hopefully, more details will be released soon to the public via local news outlets.
  8. @hindesky there is an ongoing topic for 3200 S Shepherd Dr... https://www.houstonarchitecture.com/topic/52732-3200-south-shepherd-dr/ @Urbannizer @Triton please merge this topic with the existing topic.
  9. Several permits were purchased yesterday for 2116 Bissonnet St: Structural permit Certificate of occupancy permit The permits are for renovations at the office building at 2116 Bissonnet. Structural permit Certificate of occupancy permit
  10. Plans for 2116 Bissonnet St were approved for permitting a week and a half ago. A screenshot of the plan review inspection report is posted below. Details from the permit: Use: 3,805 sf office remodel 1-2-5-b-b '15IBC FCC Group : Non-residential alteration
  11. A plan review was purchased yesterday for 3401 Canal St. Details from the permit: Use: Conversion; retail FCC Group : Non-residential alteration The permit is for local coffee shop Slowpokes. It's one of several forthcoming additions to The Plant / Second Ward. The development is from Concept Neighborhood.
  12. I think the occupancy permits purchased last week are for a new business at 2517 Ralph St. Supposedly, a new venture from Sundown Entertainment is slated for the former La Grange space. Sundown Entertainment is behind local bar and night club concepts The Sporting Club, The Sugar Room, Clutch, and Todos Santos. Muse is also part of their dining portfolio. It's possible the name of the business opening at 2517 Ralph St is Melrose. I'm not sure. I'm also unsure of the concept; although I'm leaning towards it being a bar or a lounge. There is an Instagram for Melrose and registered web domain. Edit: The business slated for 2517 Ralph St is Melrose. I did a search and noticed the business recently applied for an alcohol permit. https://melrosehtx.com/ https://www.instagram.com/melrosehtx
  13. Milk tea shop Yumcha closed its M-K-T location last month. Replacing the shop is Hui Lau Shan. The eatery sells Hong Kong-style desserts and snacks. According to the sign posted on the shop's window, Hui Lau Shan is scheduled to open in May at 600 N Shepherd Dr, Suite 458. https://huilaushan.us Photo is from Hui Lau Shan's Yelp page: https://www.yelp.com/biz_photos/hui-lau-shan-houston-2
  14. It appears Millie's / Millie's Kitchen & Cocktails is leasing Urban Eats' former space at 3414 Washington Ave. The address is listed as coming soon on Millie's website. There is no opening date provided for the forthcoming Washington Corridor outpost. Millie's a local restaurant located in Oak Forest at 3542 Oak Forest Dr. https://millieshouston.com/houston-millie-s-locations

  18. Following the closure of Urban Eats' Washington Corridor location, Chodrow Realty Partners marketed the 3414 Washington Avenue property on behalf of the property owner. Below are details from the LoopNet listing: 4,545 sf of retail space available This former full-service artisan bistro, craft bar & urban market is available for lease. The upper level was the bistro & bar. Most of the downstairs is also a market of artisan and gourmet groceries, as well as having a bakery and café. 19. Back in January, Urban Eats announced its doors were closing at 3414 Washington Ave. https://www.houstonarchitecture.com/topic/6065-the-heights-restaurant-and-bar-scene-more-coming/?do=findComment&comment=695796
  20. November 2022 Street View screenshots of 3414 Washington Ave are below. Corner of Washington Ave and Wagner St Wagner St
  21. Map on the 3414 Washington Ave parcel outlined:
  22. The 16,152-square-foot parcel at 3414 Washington Ave is located in the Washington Corridor area. It sits on approximately 0.37 acres on the corner of Wagner St. A 4,545-square-foot two-story brick building is located on the property. According to records on the Harris Central Appraisal District website, the building was constructed in 2005. Then in 2013, another building was built next to the existing one. Until earlier this year, Urban Eats, a local restaurant and market, occupied the building.
  23. Andy's Home Cafe may have found a new home in the Near Northside area. Recently purchased occupancy permits list the occupant as Andy's Home Cafe. However, the address on the permit is for a Midtown property. It's likely the permit contains an error. Instead of 2121 Main St, Suite A, more than likely the permit is for 2121 N Main St, Suite A. Andy's Home Cafe sold its longtime property at 1115 E St to Magnol last summer. https://www.houstonarchitecture.com/topic/53555-christina-center-2121-n-main-st/?do=findComment&comment=700977
  24. Several occupancy permits were purchased Friday for 2121 Main St, Suite A. 1 story occupancy inspection permit Certificate of occupancy permit Details from the permits: Use: Occupancy report/ restaurant/ 1,410 sq ft. FCC Group: Non-residential alteration The listed occupant on the permits is Andy's Home Cafe; however, the permits are for a Midtown address. More specifically, the address on the permits pertains to the former Greyhound bus station. I think the address on the permit may be incorrect. It's likely Andy's Home Cafe may be leasing a unit in the Christina Center. Perhaps the permit is for 2121 N Main St, Suite A; whose previous occupant was Takeria HTX? Takeria HTX closed recently. Previously, Andy's Home Cafe was located in the Norhill neighborhood. The restaurant closed its doors at 1115 E 11th St; selling the property to Magnol, a local French bakery. 1 story occupancy inspection permit Certificate of occupancy permit
  25. Takeria HTX, an independently-owned Mexican restaurant closed its doors in the Christina Center. I'm unsure when the eatery shuttered. However, the restaurant's last response to a one of its reviews on Google was three months ago. Takeria HTX was located at 2121 N Main St, Suite A.
