  1. There is an architectural barriers project filing for 2031 Westcreek Lane, Suite N1 (2031 Westcreek Ln, Ste N1). It was filed yesterday with the Texas Department of Licensing and Regulation (TDLR.) The suite is one of the ground level retail spaces at SkyHouse River Oaks. It was previously occupied by Biderman's. According to the architectural barriers project filing, a new food and beverage business named Aero / Aero Cocktail Lounge is leasing the space. A plumbing permit was filed yesterday for 3109 S Shepherd Dr. Details from the permit: Use: 1,270 sf retail remodel 1-1-2-M-B '15 IBC FCC Group: Non-residential alteration 3109 S Shepherd Dr is one of the units in in Alabama Shepherd Square. According to the permit, Hardwood Bargains will be located in the 3109 S Shepherd Dr unit. Hardwood Bargains is/was located a few units down at 3101 S Shepherd Dr. The permit seems to indicate it's relocating to 3109 S Shepherd Dr. Other permits related to 3101 S Shepherd Dr lists local restaurant Pacific Coast Tacos opening in the space.

  6. Below is a link to the latest retail brochure for The Ion. I think it was updated in November. There is an updated map of the various phases. The map includes Kokoro, a local Japanese restaurant that currently operates at Bravery Chef Hall. As noted in a post above, Kokoro has signed on to lease a space in the Eagle Street retail development. I don't know the street address for Kokoro's forthcoming Midtown location. However, the building is located on the 4111 Fannin St parcel.   9. The paywall-free Chron.com has an update pertaining to Nickel City's forthcoming location at 2910 McKinney St, Suite 500. In an article published yesterday, Nickel City's co-owner Travis Tober explains the reason for the delay. He also provides a backstory regarding his decision to open in East Downtown. Nickel City was supposed to open in early 2023, but owner Travis Tober says issues with their East Downtown space proved difficult. As it turns out, there's some legwork that comes with opening in a building that hasn't been used in 40 to 50 years... (Much of the delay) was sourcing electrical equipment. Local Foods unit at 5740 San Felipe St, Suite 130, is no longer available. According to the most recent leasing brochure, Common Bond is leasing the space. I suppose there will be an official announcement with additional details soon. Dish Society's space at 5740 San Felipe St, Suite 100, remains available for lease. As previously mentioned, Local Foods is relocating to Post Oak Plaza.   18. Based on the architectural barriers project filing with the Texas Department of Licensing and Regulation (TDLR), Camaraderie is a restaurant from Shawn Gawle. The chef's recent work includes pastry chef with Goodnight Hospitality. I don't follow him on social media and am unaware if he's still working the hospitality group. I'm looking forward to learning more about Camaraderie's plans at 1045 Ashland St in the new year.
  19. It appears 7000 Harrisburg Boulevard has changed hands again. This is based on documents recorded last week to the Harris County Clerk's database. According to the warranty deed, an entity named 7000 Harrisburg, LLC acquired the Magnolia Park property. I think the entity is connected to Pipeline Realty. Pipeline Realty is a local commercial real estate firm.

There are listings for the properties indicating LBA Logistics is looking for tenants. The warehouses at 2000 Ernestine St and 2103 Ernestine St are available for lease. I think the leasing materials were published in late October. LoopNet and Crexi list October 27 as the date the listing was published on the sites. According to the marketing brochure, the overall development is being dubbed East End Logistics Park. I'm assuming this will be a business park. Cushman & Wakefield is marketing the properties on behalf of the owner.
