  1. I think it looks like something from Dr Seuss; I could imagine it being a transport method in Seuss-land to get you to the roof of that parking garage. I especially like the addition of bistro tables under it - I think it makes the plaza feel more inviting to stay in. Before, I wouldn't think of eating lunch there. Now I'm looking forward to the next time I'm downtown for lunch - I think that will be a good place to consume a sandwich or three
  2. Most train connections are a bit away from the terminal, just due to the fact that they need turn around space. At least IAH has a sky train you could extend to the stop, or maybe the people mover underground. Or moving sidewalks. Something that Midway needs from the station in Chicago btw I believe the plan for the airport was to extend the green line down Harrisburg and then down Broadway straight into the airport. I saw that somewhere, idk where. The median of the Hardy toll road could be a good place for a commuter line going out from downtown that stops at IAH; maybe not even light rail. I'd guess that it would terminate at Burnett transit center, especially if it is heavy rail instead of light rail.
  3. 1111 Main for sure has room for decent sized retail on the ground floor. Summary - Main and Dallas has potential, but will require a big anchor in Sakowitz and good tennants in Hillcorp and the old books a million spot. There's also some opportunity because of empty lots at the east end of Dallas. A lot of Dallas is loading docks and blank walls. Going down dallas from east to west in street view, here are my notes: There are still empty lots closer to the east end of dallas where a new shopping center could be constructed I don't really see how 4 seasons could turn their loading dock into any sort of retail. It looks like there might be one open spot next to Ben's beans, and of course whatever the Marlowe will bring. Green street really treats dallas as the loading dock, at least for the house of blues section. The parking garage between Caroline and San Jacinto looks very unfriendly to GFR - they'd have to do extensive remodeling to the building to add any retail. Like Nate99 said, 1111 Fannin looks like it might be able to host some retail. Green street is just so inward facing for this whole street. Only where the last block with Hotel Alessandra and Forever 21 does it face Dallas. The old Sakowitz building really is a big key for this - its the biggest preexisting opportunity, and there's the most potential ground level activity at Dallas and main. The Humble building has the Starbucks in it, and some more spots. I doubt the Police HQ building will have GFR anytime soon. There is some GFR across from it though, and the McDonald's in the garage. Total Plaza and CentrePoint don't look like good candidates, but they're big towers that they could add a spot in if they wanted to in a lobby remodel. Even the Hyatt Regency has a blank wall on Dallas - there's a big canopy entrance on Louisiana, but Dallas is a brick wall. Enterprise plaza (the pink building? forgot the name) has an entrance ramp to underground parking, so I doubt there's much opportunity there. The rest of Dallas is much the same - sporadic GFR spots, loading docks, and the entrance drive for Double Tree.
  4. 288 is probably the biggest dividing line - its both one of the widest inner loop freeways, and the development on each side seems very different after the fact. Off topic, but could you build decks above 288 and sell that as land for development?

  6. Meanwhile there are 2 high rises that are already south of Pierce that were built after the elevated freeway (2016 main and giant cross tower) It didn't seem to be that effective of a barrier to keep towers downtown.

  9. The grey stucco should keep looking about the same even after it gets stained by rain - it will still be grey! Anyway nice looking building
  10. Possibly truck parking? Delivery parking? They have to have a decent amount of space for 18 wheelers to maneuver, so I guess they figured might as well stripe it for parking

  12. Found this image in the Marriot Marquis thread looking for a rendering of the north side of Marriot to see if that white wall isn't pernament. I'd say the area has almost turned out better than this rendering - we only have one big empty lot left (between marriot and MMP) and the parking garage has a tower on it. Granted the area for the Nau culture ceneter is still underwhelming, but it looks good!
  13. Having lot's of traffic could be a good thing, at least for a dense project like this - it increases the likely hood of commercial being near by, makes it more attractive for a new bus route, and a high rise is less traffic noise sensitive than houses or a mid rise
  14. I wonder if there would be a way to get grass seed on everyone's shoes when they walk in so that it get constantly reseeded...and then whenever you visit discovery green the park follows you home... ok bad idea
  15. They should relocate the lighted George R Brown Convention Center sign from the side of GRB to the side of the garage. It would break up the boringness of the garage and make the sign visible again
  16. Maybe the old galleria building has a secret tower that will grow out of it when it is time to densify the property more
  17. Clicking the blue dot/star also works to go to the first thread. Only really notice the change on mobile where the dot is much smaller than the rest of the links
  18. It's a walkable distance, but if it's getting added at the front end to every trip, and then the back end to every trip, it makes it harder to compete, at least in my head, with townhouses in midtown (also 1/2 a mile from the light rail, though 3x the cost)
  19. Metro could have a special VIP train to transport teams to NRG from hotels - I'm imagining one of the older light rail cars when it's about to be retired gets super tinted windows, new interior, and a better sound system
  20. Especially if it's not necessary for the development's design What are the rules for a private street? What are the advantages to the developer? What do we as the public lose?
  21. My problem with this development has always been the location. If it was in downtown, or on that light rail line (as in the train passed in front of the building and you stare down at the station from your loft) then I would already have a deposit down. As is, I find it hard to justify buying the small space where I'd still have to walk 1/2 a mile to the train or drive to places. It is the most affordable places for sale in downtown, but still - this would have been perfect where the Days Inn is, or even across the street from the new high school. I hope that this is just the first of a few of these developments, and one will go in downtown, and the med center.
