  2. Actually, developers have to follow the required parking spots per unit type ratios set by the authority having jurisdiction. In this case it is the City of Houston.   3. This is now slated to break ground in July. There have been no changes in design, the project was simply put on hold. The $$ people wanted to wait and see how the pandemic would affect the economy (is what I was told).

  5. Yes, it is delayed. There has been no new progressive set of construction documents issued (that I'm aware of). The latest set are Design Development, so they still have at least issue for permit drawings and construction drawing to produce. I know they were shopping at least three general contractors in October/November of last year and then everything went silent.

The rendering on Levy's site is definitely a downgrade in building cost compared to the rendering on Levcor's site.

Finishes are being upgraded in the existing hotel tower's 80 hotel keys along with small renovations at the ground level.

These units will be spread across three (3) identical four-story elevator served buildings. There will also be a separate approximately 7,400 SF “clubhouse” consisting of three (3) buildings under a shared roof that will house the leasing and amenity functions for the site. The unit mix will be made up of 216 1-BR units and 114 2-BR units with an average unit size of 915 SF. The site will be mainly surface parked. There are 53 tuck-under garage spaces, 60 detached garage spaces and 365 surface spaces for a total of 478 spaces. Each residential building will have an adjacent courtyard and there will be a pool deck adjacent to clubhouse buildings. There is also an approximately 4 acre detention pond/park that will serve the property’s detention needs and serve as a park/trail amenity for the project. This space will consist of a 3-acre, 6-foot deep pond surrounded by a 0.88 acre green space and walking trail. Lincoln Property Company / Kairoi Residential are developing Waller Creek, a 74 story MIXED-USE project located near Lady Bird Lake in downtown Austin, Texas. The project consists of a parking structure with 3 levels below grade and 12 above, a 240 key 5 star hotel, 25 levels of office tower, and 34 levels/363 units of residential space. Kohn Pederson Fox Associates has been selected as the Design Architect along with HKS Architects as the architect of record. WALLER CREEK will be developed by a joint venture of LPC and Kairoi on approximately 3 acres of land at the Southwest corner of West Cesar Chavez Street and Red River Street.   19. No, they are not the GC. Mission is building a small micro-brewery there (100 S. Jackson I think?). I will get more information on the building this afternoon.
  20. This one will be delayed at best. The budget vs. cost to build is not close at all. They have asked GT Leach to provide a cost but I can't see how they would be able to come close, even considering they are known for cheap building practices.
